Cons
Before switching to Breeze, we provided the sales representative with examples of custom reports and were assured that adding them wouldn't be a problem. However, after purchasing Breeze, we were informed that adding the custom reports was not possible.

“Fine for Rent Collection”
Pros
The customer service was fantastic, and the tenant portal seemed quite user-friendly. Tenants had no trouble setting up bank accounts for rent payments and submitting maintenance requests. However, outside of that, I'm not a fan of Yardi Breeze.
Cons
From the landlord perspective, the functionality was lacking. Occasionally, late fees would be added to tenant ledgers even though payments were made on time. Creating leases for buildings was complex, and figuring out which tokens to use was too time-consuming, which eventually led us to give up on doing online leases and signatures. Additionally, the cost was a significant deterrent.

Pros
I find the tracking of rent payments, invoicing tenants, and some of the reporting features really useful.
Cons
Integrating the system in April was extremely difficult. I spent hours and hours entering all the information to get up to speed. Unfortunately, I couldn't get the previous management information related to expenses, so reconciling CAM was a nightmare (one of the main reasons I chose this platform for my multi-tenant commercial properties). After spending over 100 hours, I ended up doing it all manually because the calculations were incorrect. As compensation for the inconvenience, I was given a credit for a month's worth of service, but it didn't make up for the thousands of dollars I lost in time. I discovered that Yardi had stopped posting recovery charges for several tenants for six months, resulting in unexpectedly high amounts due. When I requested a letter from Yardi explaining the issue to share with my tenants, they refused to provide one. As a new management company for these properties, this significantly hurt my credibility. Many of the reports I need cannot be generated, despite submitting multiple improvement suggestions over the 14+ months I've been using Yardi.

It's available online, has a nice interface, and is fairly straightforward to navigate.
Cons
Integrating our mixed-use property management business with the system has been extremely challenging. We constantly face delays in our work as we struggle to find workarounds and lack essential tools to efficiently run our business. Although customer support is willing to help, they are limited by the software's functionality and the responsiveness of the development team.

“Could be so much better, but it's not”
Pros
The fact that we had Yardi before and our data seamlessly transferred over is a major advantage. Additionally, the web-based nature of the software allows us to access it from anywhere.
Cons
There are countless issues! For example, if I want to send an email to a tenant from their ledger, it's not an easy process. Modifying check notes after payment is also impossible. Entering tenant addresses is difficult. The program experiences frequent downtime, including the last two days. Handling payables for multiple properties is problematic, as the system doesn't allow paying the remaining one if two out of three have been paid. Deleting a check also removes the check number, causing confusion during bank reconciliation. The "apply pre-payments" button is unusable since Breeze automatically decides what to pay instead of us. Generating reports directly is not an option; everything must be converted to PDF, which is a waste of keystrokes. Formatting checks is cumbersome, as each bank account requires individual setup. When printing a tenant ledger with additional occupants, it addresses them as "The occupants of," which is unprofessional. Displaying the tenant's rent on the main screen is not possible; another click is needed to access the ledger. Should I continue with more examples?

It's incredibly simple! I've worked with various Yardi software in the past, and this one is hands down the easiest and most user-friendly. Yardi Breeze is particularly suitable for smaller communities. We have a lease-up of 222 units and previously used QuickBooks (as a privately owned company), which didn't make sense. This software is not only affordable for our owners but also significantly simplifies our office operations!
Cons
The lease contract execution through Rent Cafe could be more intuitive. If an applicant applies in person, it's not possible to send their lease through Rent Cafe since it won't sync. Additionally, if an applicant has a roommate who decides not to move in or if modifications are needed after sending the lease, resetting the lease is not an option. Instead, the applicant must be canceled, leading to discrepancies in reports that falsely indicate cancellations.

It truly is very user-friendly! The chat bubble at the bottom for customer service has been a lifesaver (shoutout to the Yardi Breeze CS Team). The response time from their chat center is extremely fast, even when they're unavailable. I also appreciate the ability to pull future monthly postings to forecast specific month's income, and there are multiple ways to cross-check information within the reports, which is immensely helpful.
Cons
The leasing portion is somewhat confusing to me. The CRM Queue is not particularly helpful. When I send an email through Breeze, I wish it could capture their responses within the system. It would also be useful to search for an apartment number and view "Past," "Future," and "Notice" statuses without having to click on the resident/unit. Moreover, when sending mass communication via email, the system does not automatically include residents who are on notice; they must be manually selected, even though they are still current residents. Although these are minor inconveniences, Yardi serves its purpose well for my needs.
