Pros
It is genuinely the most user-friendly software I have ever used. Almost everything is self-explanatory, and in case of any confusion, the help section provides clear guidance. Additionally, the chat feature is a lifesaver for quick issue resolution.
Cons
I believe it would be great to have additional features like the option to attach photos to maintenance requests, more detailed insurance reports, and increased customization options for reports in general.

The rent collection feature is incredibly helpful. Sending out reports to owners each month is extremely easy. The accounting system is robust, and I was able to get up and running quickly. However, I am constantly discovering new features.
Cons
The implementation process took quite a long time, over a year. However, since my previous system couldn't be imported due to it being manual, I understand the reasons behind the delay. Nonetheless, I wouldn't change anything. We're extremely satisfied with our move to the cloud with Yardi Breeze.

The Accounting Software for my company has been vital. Although it required some initial familiarization, the constant assistance from the Chat Widget made the learning process incremental and continuous. It's like mastering anything else with dedicated hours of practice. With Breeze, I can breeze through it ;-).
Cons
I encountered a few glitches, particularly with the Receivables section where I couldn't view them and had to manually post the charges instead of using the Future Monthly Charges feature. The support team was diligent in resolving the issue. Initially, it was concerning to think that the data might be deleted.

I started using Yardi Breeze when I had two properties under management. Over the past year and a half, I have experienced growth, and I am glad I chose Breeze as my starting point. The software easily accommodates the addition of new properties and supports business growth. The regular addition of new features is always a welcome bonus. As a paperless company, Breeze enables me to operate seamlessly.
Cons
Similar to any property manager learning a new software, I faced a learning curve when it came to the accounting aspect. However, with time, it has become easier to comprehend.

I love the web-based options. Owner EFT distributions, email and reporting through the "owner portal," and emailing tenant statements are excellent features. The program functions similarly to Yardi Professional, which we used for over 20 years. It was challenging to switch initially since Yardi Professional was reliable, but transitioning to Breeze with web capabilities was a fantastic move! Especially during the current COVID-19 crisis, we were able to have some employees work remotely. If necessary, we could function entirely remotely.
Cons
The time it takes for EFTs to reach our owners' accounts (5 banking days) is not ideal. Additionally, it's disappointing that the company logo and information are not included on the cover page of the monthly report packages. I've provided feedback on this issue multiple times, as owners have complained about the lack of contact information for their tax professionals. It doesn't present a professional image for our company. Furthermore, the inability to switch between different screens, a feature we had in our previous outdated program, was unexpected.

The integration of a corporate website with this software allows us to update available units for advertising in one centralized place. It also simplifies the collection and retention of prospect information. The chat feature is convenient for contacting support when needed.
Cons
The feature I miss the most in this software is the ability to pay vendors through the online payments option. It would also be beneficial if this version of Yardi could integrate with The Lift System for additional advertising requirements.

Three notable aspects include the ease of setting up Online Payments with RentCafe, which tenants love and has achieved 100% adoption. The Owner Portal has had a larger impact than expected, particularly for owners located outside the country or in other states. It eliminates the need for excessive emails and allows owners to review documents on their own schedule, knowing where to find agreements, insurance policies, and more. Lastly, generating monthly reports could be made simpler!
Cons
As a long-time user of Yardi Voyager, I really wish I had the ability to export data into Excel for custom reports or special projects. It would be a valuable addition.

I can easily keep track of lease dates, tenant receivables, security deposits, and more.
Cons
I really wish the accounting aspect of this software was as user-friendly as QuickBooks. It lacks many features when it comes to editing transactions, paying bills from multiple accounts, etc. Since we have one owner with multiple properties and entities, it's challenging to handle money transfers solely with Breeze. We end up having to make numerous journal entries and post to QuickBooks at the end of each month to maintain accurate records.

It also requires entering information in multiple systems, unlike other management software. Additionally, Yardi doesn't have strong support from third-party companies, making it difficult to handle maintenance with external vendors. The software also lacks marketing capabilities and automated follow-up with tenants, resulting in duplicated entries and extra work. The "Rent Cafe" page that Yardi directs tenants and owners to is impersonal and filled with irrelevant information, causing additional workload in answering questions about the misinformation posted.

As an owner with a portfolio of multi-family and single-family units, there are numerous features I love about this software. If I had to focus on a few that are most important to me, I must highlight the ease of use, online support, and customization. The system flows smoothly from one function to another and has an appealing interface. After spending a few hours with it, I could navigate it quite easily. The onboarding agent assigned to me was fantastic. Between her email communications and the online live support team, I received answers to my questions within minutes. The staff is extremely knowledgeable about the product and can explain things in a way that even someone without an accounting background can understand. Lastly, the ability to customize labels and fields and generate reports from them was a delightful surprise. I don't think there's any problem Yardi Breeze can't solve.
Cons
As someone who tends to be picky about software, I must say there is nothing I dislike about Yardi.
