Exhausting and Expensive

The reports are excellent, and the bookkeeping/accounting side rarely poses any issues.

Cons

Using Breeze has been far from an easy experience. It's undoubtedly the most cumbersome and unwieldy property management system I've encountered. Everything feels like an add-on or requires additional enabling steps. Managing properties with this software has been an uphill battle. Despite using it for nearly a year, we still struggle to guide tenants from their initial inquiry to move-in seamlessly. Even basic tasks like tenant screening require Yardi staff intervention, which takes over a week to get sorted. They constantly redirect us to training modules, but they either differ from what we need or encounter enablement issues that only Yardi can resolve. Surprisingly, electronic document signing isn't integrated into the program and requires an add-on purchase. Communicating with tenants is another hurdle, as they must opt-in to our requests instead of opting-out like in Buildium or AppFolio. Maintenance staff finds it challenging to use, and there's no reliable app available. Tenants are either perplexed by the system or need technical support to navigate it successfully.

Introduction and decision to use Yardi Breeze for a "out of the box" project

Pros

I was impressed by the customization capabilities, especially for a project that deviated from the typical end-user scenario for Yardi Breeze. Given the complexity of our project, our implementation specialist was superb and made the process effortless!

Cons

The absence of banking integration is the primary drawback of Yardi Breeze, although I was informed that it might be included in future updates.

Breeze is so much easier to navigate

Pros

We switched from the Gen2 version to Breeze, and it's significantly easier to use. Navigating the software is user-friendly and logical. It's incredibly convenient to scan rent payments using my phone for quick deposits. I love that I can attach invoices to my payables, making it easy to retrieve them later.

Cons

The chat feature on the system is rarely accessible. Whenever I click on it, it shows as unavailable, and I'm forced to resort to email communication. Unfortunately, it takes about a day to receive a response via email.

Working with Breeze

Pros

The integration with the bank account for EFT payments is fantastic. Managing documents such as leases and attaching them to tenants is also a great feature.

Cons

The software's user-friendliness is quite difficult for my staff. The customer service representatives lack proper training, but fortunately, we have an excellent manager who helps us navigate through the challenges.

Pros

Yardi Breeze is user-friendly. We utilize it for property management, tenant portal, and reporting. The ability to generate reports as needed is immensely helpful when presenting to our investors and business partners.

Cons

While having chat support availability is beneficial, I wish there was a support line available for any questions during the initial stages of using the software. It would have been helpful during the setup process.

YARDI NOT a Breeze

Pros

It's great if you appreciate accounting features.

Cons

If you don't use this software daily or have a dedicated person handling it, it's easy to get lost. The free help provided has its limitations, and beyond that, they charge for assistance. Each service representative has their own way of navigating the software, making it even more confusing. They often undo what the previous representative did, and the online help resources don't align with the current version, rendering them unhelpful.

Yardi Breeze is a trap to lock you into their product ecosystem

Unfortunately, I have to say that everything has been difficult so far, and the customer service is mediocre at best.

Cons

The job cost feature is highly inadequate. From a marketing perspective, Breeze doesn't integrate with any external software or programs. Everything must be done through Breeze or RentCafe. Attempting to use a third-party web designer becomes exceedingly difficult, if not almost impossible, to achieve smooth information flow from the website to the Breeze CRM.

What I like most is the ease of use. Navigating the software is quite simple. The tutorial videos are readily available, allowing me to learn how to use the software without formal training. Customer service is prompt and always helpful.

Cons

I wish there were more diverse features available. Unfortunately, if you don't have a separate account for the financial side, you can't access all the features. In our organization's specific structure, having a separate account for this program is not feasible. Apart from that limitation, it's a great product.

The interface of Breeze has an appealing appearance and is more effortless to navigate, offering various pathways to access specific screens.

Cons

The accounting functionality of this software lacks efficiency. I've encountered numerous issues that basic features seem to be missing. Despite being assured during the sales process that this was the ultimate software for Multi-Family managers, Breeze doesn't even allow owner draws to be sent via EFT over $25,000. Our multi-family properties consistently have draws that exceed that amount. Breeze doesn't support multiple tabs or windows, so if we need to double-check a number in the middle of a process, we have to exit and start over once we verify. Additionally, Breeze lacks the ability to split late fees or application fees with the properties, a feature that both of the other software we've used had. Receipts posted in a batch don't appear on tenants' ledgers until the batch is posted. This means we either have to create numerous batches per day or tenants who pay in the morning won't see it reflected on their ledger until the batch is posted at the end of the day. There's no tenant credit button, so issuing tenant credits requires entering a negative charge manually. However, negative charges don't automatically apply, so each month we have to search for those negative charges and manually apply them, assuming our monthly charges post automatically. Unfortunately, we've experienced two consecutive months of our automated tasks not working.

Pros

The visual design is pleasing, and the navigation is fairly intuitive.

Cons

The accounting aspect is consistently glitchy. It fails to autocharge as programmed and doesn't apply late fees correctly. The calendar feature doesn't sync with Outlook or Gmail, and customer service rarely provides satisfactory answers to our questions. The staff, including the management, doesn't seem adequately trained. Overall, the software gives the impression of being rushed to market. It takes an incredibly long time to receive answers or have problems resolved. It has been a truly terrible experience.

Listing properties online for potential residents and setting up online payment for residents is easy. The customer support has been responsive and helpful. The software also offers innovative features for property management.

Cons

Compared to competitors, the accounting side of the software is weak and unwieldy. Setting up bank feeds is not possible, necessitating manual cash reconciliations. The pairing of banks with GL accounts is convoluted and difficult to comprehend. While it's possible to attach documents to payables and receivables, general journal entries don't have that option. The customization of basic financial reports, which is common in software like QuickBooks, is not available. The customer support chat feature doesn't function for my company, although it works fine for other companies using Intuit software. Navigation within the software is clunky, often requiring multiple clicks to reach the desired destination. The "Favorites" feature allows the creation of a personalized list of frequently visited areas, but it is also cumbersome and confusing, which shouldn't be the case in a well-designed software. I've encountered strange errors that customer service couldn't explain, but I managed to solve them using unnecessary workarounds, such as splitting lines from a journal entry into a separate entry. There is no option to "hard close" books for a specific period, allowing users to post transactions into closed periods. As a result, if your company requires an audit, it's advisable not to use Yardi. Overall, the accounting functionality of this software feels like a beta test, it's good but not fully developed.

It is cost-effective and has an attractive interface.

Cons

Many essential features are missing. Despite being a new software with promised improvements, basic functionalities like rent rolls are absent. The way it was advertised turned out to be misleading, and I regret choosing this route. It's rare for me to write reviews, but I hope others don't fall for it. I wish I could turn back time. The company shows no sympathy and has certainly lost decades of future business with me.
