Pros

Having the entire closing process managed in one platform has been a huge advantage for us. Being able to handle everything in a single place makes a big difference. The integrations with title vendors, banks and shipping services are especially valuable and have really improved our firm's productivity. On top of that the document creation and sharing tools save us a lot of time and eliminate plenty of frustration. At this point, I honestly can't imagine handling closings without it.

Cons

Initial setup can take quite a bit of time and can be fairly complicated to get fully in place.

Pros

Absolutely love the tax prorations, interest charges and monthly payment assumption features.

Cons

Sometimes the software just disappears and files will not transfer from one file to another, including opening read-only copies.

A big plus is how simple it feels to use, along with the clean, aligned interface.

Some features especially the access portal for real estate agents and clients, are only offered through connect feature for an extra cost.

The dashboard does a really nice job of laying out the closing pipeline in order so it's simple to see where everything stands at a glance.

I'd want added a dedicated app that works on both phone and computer.

“Simple workflow with courthouse links”

Pros

Right away it feels very easy to use. The design and overall workflow are simple from a user standpoint but it still covers everything we need to operate fully as a title company. I rely on it through every stage of my job. My favorite feature is the connection to the courthouses I record through which makes recording documents incredibly convenient.

Cons

The only downside I've run into is that homebuyers have to accept the invitation before they can receive messages or emails through their Connect portal. Buyers sometimes miss that step and then they have trouble locating the documents we send. It would be much more convenient if those documents were sent directly to them instead.

Pros

Connect is a feature I rely on several times every day. The software integrates really well and even though the setup takes a bit of time upfront, it ends up saving a lot of time afterward.

Cons

It would be very helpful if changes to workflows, task management and similar areas could be applied retroactively.

“Secure sharing”

Pros

Getting started with it was easy and connecting it with third-party platforms like Gmail makes communication and document handling much more convenient. The encryption is a big plus as well because it gives our clients peace of mind when they share sensitive information.

Cons

Every now and then, document delivery fails when the file size is too large. Simplifile also occasionally throws a county not found error and the reports tab feels limited since it doesn't let you set a custom date range.

“Fast closings and dependable accounting”

Pros

Preparing and printing documents is very easy which really helps when a closing has to come together at the last minute. The accounting side is also very great for the most part and works really well.

Cons

The balancing piece can be tricky at times especially when a broker is involved.

It's very simple to use on both the admin side and the client side.

Cons

Support takes a few days to respond. Since this is a fast-moving industry, we usually need answers the same day.

Right from the start the platform feels very user-friendly. Most of the features are simple enough to figure out without needing outside resources and when extra guidance is needed the tutorials are just as approachable and simple to follow. It really feels like a win-win.

Cons

We enjoy exploring new ways to fit it into our workflow but quite often the features we get interested in end up requiring a costly upgrade that bundles in a lot of extras we would never actually use. It would be much better if there were more flexibility to pick and choose features a la carte.

It was a big win for our company. Communication with clients improved quite a bit and collecting the information we need from clients and other parties became much more easy. It has also really aligned how I manage my tasks for each transaction.

Cons

The accounting side does have some features that are hard to adapt for certain transactions when those transaction types aren't already built into the system.

The interface has been very user-friendly. The customer support team responds quickly and has been excellent to work with. Creating custom documents is easy to code and the accounting side is simple to manage.

We haven't come across anything missing or lacking in this software.

Customizable workflows are the standout feature here especially since they can be assigned to individual team members or entire groups. The platform is also very user-friendly and its document management tools are right up there among the most valuable parts of the software.

Honestly there is not much to dislike. Anytime I come across an area that seems like it could be improved, a new update usually arrives within a few months addressing exactly that. It is obvious the software is being reviewed and enhanced regularly with customer needs in mind.

This tool becomes incredibly simple to use once you spend a little time getting familiar with it.

There are still a few areas that need improvement. One thing I don't like is having to write multiple emails when just one person doesn't want to use Connect.

Using this program has been a positive experience because it feels very user-friendly. Since I'm quite tech-savvy, working with software like this makes my day-to-day tasks much simpler and honestly makes the work more enjoyable.

One thing that could be improved is how user-friendly it is for clients who aren't very comfortable with technology. It would also help if regular clients didn't have to repeat the same steps every time we open a new order for them. Having their own portal to view active orders, along with a portfolio or pipeline list, would make the whole process feel much more convenient.

Getting around the platform feels very easy and the documents are consistently simple to locate and open whenever I need them.

There really isn't much to complain about. If I had to point out one thing the communication side could be a bit better.

I do wish the transitions were more convenient when combining files or copying content from one file into another.

One thing I really appreciate is how constantly the platform keeps innovating. New ideas always seem to be welcomed which makes it feel like the product is actively growing and listening to users.

Only area where I'd like to see more is around reviewing third-party vendors in the Marketplace. I know there's already a vetting process in place but it would be helpful to understand how specific vendors perform with other title companies using the same product.

Having everything stored in one place has been really helpful and searching for files is quick and easy.

Cons

I'm still in the process of getting everything integrated with my program. I've also recommended it to other offices and they mentioned the initial setup was challenging but once they got past that stage they were happy with the product.
