I really appreciate how user-friendly it is for our tenants. They can easily pay rent, submit maintenance requests, and access their lease copies, among other things.

DO NOT USE APPFOLIO IF COMMERCIAL PROPERTY MGMT

Pros

The fact that it's cloud-based and offers a tenant portal didn't work well for us.

Cons

The customer service provided is the worst I have ever seen. It often takes a week to schedule assistance via Zoom. The tenant portal is solely geared towards residential management, while our business operates in the commercial sector. During the demos, we were assured that we could make necessary changes, but once we signed up, we were unable to do so. Apparently, AppFolio finds it acceptable for a commercial tenant to experience a roof leak in their bedroom, living room, kitchen, or basement. The reporting and bulk reporting features also require significant improvements.

Property Management with AppFolio

Pros

With AppFolio, I can effortlessly access my tenants' information and stay updated on their lease, rent amounts, work orders, and other important tasks. It keeps everything I need to manage our relationship right at my fingertips.

Cons

I personally feel it would be more convenient if the tenant's application stayed connected to them throughout the entire process. Instead of storing it separately after they become a tenant, it should remain within the overall move-in process. This way, accessing the application for legal purposes would be easier and more streamlined.

Pros

Every month, I receive my statement through the AppFolio app. Logging in to the software allows me to effortlessly access a wealth of data that helps me effectively manage my property.

Cons

Occasionally, I receive an overwhelming amount of information. The monthly property report can be excessively long, and while it can be helpful at times, it becomes burdensome to sift through so much information.

AppFolio is the Apple of Prop Management Software

Pros

AppFolio is a true gem. When comparing it to other property management software I've used, it stands out with its simplicity. While other providers may claim to offer similar features, AppFolio's user-friendly interface, comprehensible reports, and intuitive dashboards make it the clear winner. The software seamlessly fits into our workflow, and the transition was smooth compared to our previous experiences with competitors.

Cons

Personally, I find some aspects of the accounting functionality slightly challenging, but that could simply be because I'm not an accountant.

We appreciate the website integration with the software that AppFolio built for us.

Cons

The software is okay, but I'm very dissatisfied with their business practices thus far. We switched around 1000 units to them a year ago, with one of the selling points being the promise of no charge to our tenants for ACH payments. We even signed a 2-year contract to secure our price. However, before even a year passed, we were informed that we either had to pay $1 per unit per month to continue offering free ACH payments to our tenants or pass on the fee to them for every online payment. Despite our complaints and involving our lawyer, their response has been unhelpful. We're actively exploring other companies to switch to.

Setting up online bill pay is so easy with AppFolio, and it operates seamlessly month after month.

Pros

We were satisfied with AppFolio until they introduced a new charge for tenant EFT payments.

Cons

Overall, we have been satisfied with Appfolio. However, their decision to charge our tenants $2.49 for EFT payments, after offering them for free, and the way they implemented this change is frustrating. Appfolio invested a lot of time in training us on how to promote and onboard tenants to use the free EFT payment option. Now, tenants have to pay for every EFT payment, unless we pay $1 per door regardless of tenant usage. Many property managers have left Appfolio due to this change, and there is talk of a class action in the user forum. Additionally, the customer support from Appfolio is lacking, with limited options for communication. We are actively exploring other software options like Buildium or Rentvine.

Very disappointed with Appfolio they clearly don't care about their customers

Pros

AppFolio is a one-stop-shop that caters to all our property management needs.

Cons

The cost is high, and they charge extra for bundled services. They continuously find ways to charge additional fees, and customer service is subpar. It's not possible to directly call and talk to someone; instead, you have to submit a ticket or chat online. Even securing an appointment with a live person can take several days.

Highly Recommended - Much better than our previous software

Pros

The overall user experience is refreshingly simple. The interface is intuitive, accommodating users of varying technical expertise. The mobile app is also impressive, functioning flawlessly.

Cons

As our company is relatively new to using AppFolio, it's challenging to determine if some of our frustrations stem from inexperience. The onboarding process was well-organized and smooth for the customer. However, after the conversion, the level of support feels insufficient, especially during the first 30 days. Although we encountered some data issues that may have contributed to this, additional support during the initial period would be beneficial.

Pros

Property management is good, but it doesn't reach the level of greatness.

Cons

There is absolutely no customer support beyond watching instructional videos. That being said, the basic-level videos are informative and help you get started quickly. However, if you want to become an expert, you're on your own as customer support rarely responds to inquiries.
