The rate at which they develop improvements and release meaningful upgrades is remarkable. AppFolio has been the perfect solution for our rapidly expanding company.
Cons
Honestly, I have no concerns or frustrations with AppFolio as a solution for our day-to-day property management, leasing, maintenance, or accounting operations. It has allowed our company to double the number of units under management in just three years without significantly increasing our staff, except for on-site physical maintenance needs for our rapidly growing portfolio of rental townhome units, which is expected.

Cons
Similar to the text messaging feature that I appreciate, it would be great if I could download those texts as PDFs in a timeline format instead of taking screenshots.

This software is amazing. As a property manager, it makes handling our extensive client portfolios incredibly simple. From maintenance to accounting and security, AppFolio allows us to manage everything efficiently.

Cons
There is absolutely no support! The transition was a nightmare, and the accounting package is terrible. When we ran owner distributions, many ended up with negative numbers, and AppFolio couldn't provide an explanation. The reporting functionality is almost useless, and the owner statement is terrible with no option for improvement. We were promised timely ACH transfers of 2-3 days (which was a significant selling point), but it takes longer than the solution we switched from. It's all show and no substance!

Pros
I can access it from any internet-connected device, whether it's a computer, phone, or tablet. The program has undergone thorough testing and offers numerous time-saving features. It automates tasks such as sales, invoice entry, and work orders. It has made my job very simple and stress free.
Cons
The only genuine drawback is that it is highly focused on property management. Sometimes, accounting entries require multiple steps to complete and integrate the three program units: Owner side, Tenant side, and pure accounting sections. However, their support documentation and training are thorough, and they continue to automate some of the most common entries.

The ease of use, ability to process checks, and the flexibility of accessing it from anywhere with an internet connection are standout features. It eliminates the need to go to the office daily and provides useful features like owner's statements, tenant communication, and work order submissions, all within one environment.
Cons
The reports are not as customizable as they should be, performing audits is challenging, and the support has shifted from phone to chat, resulting in a decline in quality (receiving multiple different answers to the same question). Supporting older users with their owner portals is difficult, and there is a threshold to be able to use Appfolio. Additionally, there is no access to customer service logs, despite the appearance of being able to reference them later.

I really value how effortless it is to sign in to AppFolio and the arrangement of their monthly income reports. It's conveniently accessible and offers a concise overview, although locating some of the more specific features can be a bit challenging.
Cons
While it could also be related to the information being inputted, I sometimes find it difficult to locate my important tax, receipt, and financial documents in one consolidated place. Moreover, I feel that the structure of the reporting PDFs produced can be confusing to follow.
