The UI of this software is really good, I am a fan. It is also very easy to use and the customer service is always accessible and helpful.
Cons
Its too expensive and thats the only complaint I have.

“Great All Encompassing Option for Property Managers and Landlords”
Pros
As a property manager and landlord, I find Appfolio to be an excellent tool for keeping everyone on the same page and maintaining control over properties. It seamlessly caters to tenants, property managers, and landlords.
Cons
As a non-administrator, it's challenging for me as a landlord to share information from AppFolio Property Manager with others. For instance, if I want to sell the property and involve a real estate agent who isn't my property manager, the process becomes difficult.

Pros
I found it incredibly convenient to have all our properties consolidated in a single location. This made it easy for our tenants to access and view them.
Cons
Managing our websites was incredibly challenging. We couldn't obtain access or get hold of someone to grant us editing privileges for the property websites. Additionally, navigating them was far less intuitive compared to user-friendly platforms like Squarespace, lead pages, or WordPress.

The range of features it offers is impressive, including reporting, budgeting, estimating, calendar management, communication tools, portals, and a mobile app.
Cons
The software's effectiveness heavily relies on the administrator who oversees it. Unfortunately, the administrators (generally property managers) fail to utilize the available features to benefit their community's requirements.

Unfortunately, I found Appfolio difficult to learn, and its customer service fell short compared to its competitors.
Cons
The onboarding process is utterly exhausting. The software has a steep learning curve, and the first six months demand extensive support from their team due to AppFolio's confusing nature. However, getting in touch with their support team is incredibly challenging. If you email someone directly, they'll likely direct you to schedule an appointment through the app, which is quite outrageous. Canceling the service is also needlessly difficult. Writing this review is the last bit of energy and time this company will take from us.

“Appfolio. Not A good Fit for Single Family”
Pros
The search function within the database is exceptional. It allows me to search across all categories, such as owners, tenants, vendors, work orders, etc.
Cons
There is no focus on single-family managers. New features consistently cater to multi-family properties. Moreover, customer service is either very poor or nonexistent. Our business operates at a fast pace, and when problems arise, we require prompt answers. Unfortunately, there is never anyone available to speak with directly at the company. While they seem proud of their automated systems and databases, they can't replace live customer service.

“Appfolio is great! But on the pricey side”
Pros
Appfolio is widely used and versatile, with an intuitive design. I primarily used it to track rent payments, communicate with tenants, manage and generate leases, and provide tenants access to the tenant portal. We appreciated that tenants could pay their rent at 7-11, and many opted for this method instead of setting up credit card payments on their portal. The software ran smoothly without any glitches or timeouts during our six years of use, and it didn't consume much memory on our computers. The mobile app was also a plus.
Cons
The company I worked for didn't utilize the banking and accounting features of the software to their fullest potential due to difficulties with owners using Plaid via Appfolio to connect their bank accounts. Additionally, privacy concerns among other owners who used the software made accounting and reconciliation challenging. Ultimately, the cost of the software led us to switch to a different property management software. The alternative software provided the same functionalities, except for two, and offered greater privacy at 2/3 of the cost. One notable feature in our new software that AppFolio lacks is the ability to sign documents, other than the lease, within a Docusign subplatform integrated into the software, a feature we find highly valuable and will extensively use in our new property management software.

Having the ability to market specific units by adding videos, photos, and automatically generating marketing descriptions based on unique tags for each unit's floorplan is excellent.
Cons
Occasionally, different financial reports fail to synchronize, leading to misleading information in one report compared to another.

Pros
The financial aspect was amazing as long as the numbers were correctly entered in the designated areas.
Cons
I required additional training to set up everything properly. With only two of us trying to learn how to use the program, we ended up sacrificing time managing our other 93 properties while grappling with this system for the 250 doors of private student housing at The University of Arizona.

As a property manager, I save time and increase efficiency by using the online options available for placing work orders, entering rent checks, renewing leases, and sending online forms to tenants for electronic signatures. It's especially convenient for prospective tenants from out of state.
Cons
The unit transfer function could be smoother. When a resident moves apartments within the property, it often necessitates careful review of charges, credits, and payments to ensure the accuracy of the tenant ledger for the new unit.

“Easy and Uncomplicated”
Pros
I love the fact that everything I need is available on one platform. I don't have to use multiple software for my job duties. I can access car information, pet details, create letters, send mass emails, and even send emails to specific unit types, among other features.
Cons
I wish I could send text messages to specific units, just like I can with emails. Let's face it, most people tend to ignore emails, but they will read a text. Emails often get lost in the daily shuffle. Another improvement I recommend is adding a drop-down option to select whether a pet is an Emotional Support Animal or a Service Animal. This way, it would be easier to generate reports and access the information promptly.

Cons
