I believe anyone interested in renting or purchasing a property should use Avail. It has truly become the go to platform for the industry.

Cons

I wish deleting the ad after printing the property could be quicker and the toggle for turning off the post more visible. Maybe it's just my lack of computer skills that made it take longer to find. Overall, it's a great product.

I upgraded to the premium version for $5 a month, and I'm glad I did. The free version offers many benefits, but I enjoyed customizing my lease and providing my tenants with a convenient rent payment option without any additional fees. I also loved how my available unit was syndicated across multiple websites, which helped me find a tenant faster. I haven't had to deal with maintenance requests yet, but the rental payment portal has been easy to use. Moreover, the customer service is beyond 5star! When I called on a Saturday morning, I instantly spoke with an Avail representative who quickly resolved my issue. The lady I spoke with was extremely friendly and helpful.

Cons

Once I understood the process and how everything is set up online, the software became very user-friendly. After logging on a few times, I got a better grasp of the layout. So far, I have no complaints.

Every time I try to make a payment, the site makes me go through a full security check-up. It's ridiculous considering I paid last month from the same IP address, with the same amount, and the same card. I already have an account with a username and password. Having to input an additional pin, my social security number, and my birthday every time is unnecessary. If this is intentional, your system is not user-friendly. I might recommend that our landlords switch over to Venmo, which is a much better and user-friendly app.

Avail's cost is affordable, and I can use their model lease to create personalized leases and regulations. They even provide specific lease language for our state. Setting up our 20 apartments was relatively quick, and whenever we encountered a glitch, a simple call to Avail resolved the issue. We use Avail for advertising apartments, leases, and managing security deposits and rental payments.

Cons

It would be really helpful if Avail offered an accounting process that seamlessly integrates with QuickBooks. Downloading and providing easily understandable payment records each month is not easy. As a result, we create our own spreadsheet to provide to our accountant. We have suggested that Avail offer a limited access option for our accountant to view payments for security deposits and rent, and hopefully, this will happen soon.

As a beginner landlord and someone familiar with the rental space, I had many options to choose from. I decided on Avail because it offers an all in one solution for setting up listings, lease management, and payment processing. After nearly 6 months, I can confidently say that I'm extremely satisfied with their services, and their customer support is exceptional!

Cons

Currently, I have no cons. If I had to mention one, it would be the need for more help with setting up the screening criteria.

I love that everything is online with Avail. No more dealing with paperwork for signing at the rental property. The program prompts me to complete all necessary tasks, and it's amazing that tenants can also access everything. Managing my rental property has become a dream.

“Not easy to use & not convenient for tenants

Getting started is not easy, and it's not something you can just jump into and figure out. Creating a lease or uploading your own lease is extremely difficult. The requirement to create a "Payment Schedule" seems unnecessary. It would be simpler to just input the start and end dates of the lease and select auto-renew or month-to-month. Tenants also have a hard time making payments. If they receive a bill or a late fee, they can't simply pay the total amount due. They have to pay each charge separately, meaning they have to pay the rent first and then go back to pay the bill or the late fee. The claim of Next Day Rental Payments is misleading. It never happens, and they give excuses. They then say that receiving the money in 3 business days is the best in the industry, which is not true. Removing a tenant is a cumbersome process. It would be more convenient to have a "remove tenant now" option.

Even for someone like me who isn't very computer savvy (yes, I was born before computers), it's easy to navigate, and whenever I needed help, it was effortless to obtain.

I couldn't find any cons with the software or the live person I spoke with.

Pros

Avail software provides editable and customizable legal documents. It also guides renters through the process of paying online. I can track expenses by unit, and the best part is that there's no additional charge to upload photos and advertise vacant units on all standard rental sites. With this software, I can accept online applications and schedule showings to find new tenants.

Cons

I would like to use the Avail lease with tenants who don't use the internet. Currently, the system doesn't allow that, so I had to download other software to convert the Avail lease to Word, edit it, and then upload a scanned copy after adding signatures. It would be nice if I could do the editing online in the Avail software and print it as an "Externally Signed Lease."

Pros

This app is incredibly useful. While most rental property apps include full accounting, we use Xero for accounting and Avail to manage and collect rent. Since Xero automatically generates monthly invoices, when rent is collected through Avail, it posts to Xero. At only $5 per month, it offers excellent value.

Cons

It would be great if the app included the FAR documents, especially the standard Florida Lease.
