“Great value for small landlord
Pros
Setting up Avail is easy, and most questions can be resolved with the help of the chatbot. When additional assistance is needed, the support team is responsive and helpful. With the enhanced version, tenants can pay their rent electronically with no fee. Uploading and reviewing leases is a breeze. After switching from a property management company that charged thousands in fees, I feel more in control of my properties with minimal additional work. I now manage three units, and it's well worth the cost.
Cons
It would be fantastic if there was expense tracking available to generate a year-end profit/loss statement. Currently, only an income statement is provided.

Pros
Avail offers customizable leases for the states where your properties are located. Prospective tenants find their application process easy to use, and Avail processes background checks for a nominal fee.
Cons
I had a little trouble with the accounting aspect of rental payments, but I'm sure it was just a matter of me doing something wrong.

“Avail is a great guide to small property owners with tenants
Pros
Avail is a fantastic and free resource for managing properties and learning how to keep tenants happy. It helped us with everything, from listing our property to making our selected tenants feel at home.
Cons
I have absolutely no complaints. The fact that it's free and fulfills all our needs completely is incredible. I can't recommend this software highly enough.

“Be Wary of Using this Software for Tenancy Background Checks - You will be blocked

It's a simple online tool for conducting tenant background checks and more.
Cons
Another property manager who filled out the tenancy background check suddenly started receiving a slew of marketing emails. Our office manager promptly had tech support block the Avail.co email domain to prevent future email blasts. Other property managers who used Avail.co mentioned that they couldn't handle tenancy background checks, and our anti-spam email filtering blocked all their emails.

“Great Product and Even Better Service
Pros
This product is easy to navigate and helps manage the tenant rental process. I appreciate the updates on where my tenant is in the setup process, allowing me to better manage it.
Cons
I think the left side of the home screen could have a cleaner look so that I can quickly access those options.

Pros
The ease of use for both landlords and tenants is a game changer. The customer support is the best in property management, without a doubt.
Cons
At this time, I haven't found any noticeable cons. However, I do have a commercial property with multiple tenants, and it would be great if Avail had lease templates for that as well. It's not crucial for my business, but I can see it as an additional paid service that I would definitely use in the future as I scale.

“Too many basic tech 101 errors not caught and explained to users. just generic error messages.

It's easy to launch, and that's all there is to it. I wish I could say more, but the review requires more letters, so I'm just typing more.
Cons
Firstly, there is poor attention to catching user errors and explaining how to fix them so that the user can proceed. Secondly, there seems to be a lack of awareness of the use cases that real-life users experience. For example, you are restricted from living at the same address twice in the past, owning an address other than your current address, and having zero prior rent (even if you owned the property). Additionally, users without a credit rating encounter a mysterious error with no explanation, which imposes an illegal restriction on foreign applicants in some regions. Thirdly, the API connection between Avail and Transunion is terrible. Sometimes Transunion receives some information, sometimes no information, and sometimes all the information, but the user receives no feedback. Having a software that requires multiple phone calls to the landlord, software support, and the credit check company is not a solution, it's a problem. Lastly, the UI/UX lacks basic feedback. Users need to know if they can save, come back, go forward, or if their actions have worked. It can be frustrating when you're stuck and don't know what to do next.

Pros
It's a portal to everywhere in real estate, and it's so easy to use. I highly recommend this website. It's very helpful, and even though customer service doesn't usually answer calls, they respond quickly with knowledgeable people.

I like that Avail feeds other sites, but I don't like that properties are not filtered, and scammers can use the platform.
Cons
Scammers are not screened, and Avail allows scammers to advertise homes that are not listed for rent. It's almost like Craigslist. Zillow and Trulia don't have these issues.

“An absolute MUST for every landlord!

We discovered Avail about 18 months ago when we were looking for the best way to manage our rental property. From creating legally valid leases to posting listings and signing leases, Avail has been a dream come true! The landlord tips and insights are also incredibly helpful. While I wish there was a phone number for immediate help, they always respond to email requests within hours, and any issues (usually my user error) are quickly resolved. Their customer service is kind, professional, and made me feel important, even though I have a small account. We love Avail and recommend their software to every landlord we know!
Cons
I just wish we had the option to call for help instead of relying on emails.

Pros
This software has eliminated the worry of missing payments mailed to our home. Now, tenants using Avail can make their payments automatically, and the funds are directly deposited into my account. I receive rental payments on time, whether I'm at home or traveling, and I no longer have to deal with mail.
