The features of Avail, like toggle switches, are perfect for my business. The automatic direct pay, reports, and online applications make it a mountainous portal. The response time is great, and I'm flexible with the features!
Cons
It would be great to see the back-end accounting integrated into the front-end. This way, I could use just one system instead of having to utilize QuickBooks for accounting.

The interface of Avail has a really clear layout, and the color scheme makes sections and action items seem intuitive. The operation flows effortlessly, and visually, it's pleasing while covering all the necessities.
Cons
Once my rent auto-payment is "authorized" but not yet deposited, I couldn't find a way as a tenant to cancel the payment. My lease ended a month early, and I wanted to cancel the auto-payment since it hadn't been withdrawn or deposited. However, there doesn't seem to be a straightforward method to do this, except waiting for the payment to clear and then requesting a refund from the landlord. It was a quick turnaround since the payment was authorized the previous night. This is a minor issue though, as everything else has been perfect.

Avail had everything I needed. I was able to create my own lease, and there was a blank form available for the walk thru. I set up rent reminders, and the late fee feature was there as well. The customer service live chat is awesome

As someone new to property management, I needed help with listing the unit, processing an application, and creating a lease agreement. I haven't reached the point of processing an agreement yet, but listing the unit was a streamlined and efficient process.
Cons
I have concerns that when I respond to a rental inquiry using the web platform, my response might end up in the recipient's junk or spam mail. Unfortunately, there's no way for me to confirm this as far as I'm aware.

Avail allows me to send and sign leases online, and it also enables rent collection. Although the free program charges the renter $2.50, even if they use their bank account, it's still a useful feature
Cons
Some features can be a bit tricky to figure out, and there are no FAQ or troubleshooting guides available to assist. It's a matter of trial and error.
