Cons

It would be great if there was a simpler way to finalize a document and save it to a hard drive. Currently, the only option seems to be emailing the "finished" document to an account you have access to. If there's an alternative procedure that I'm unaware of, I would appreciate being informed. Otherwise, I hope Avail introduces a more straightforward process for viewing finished documents in the future.

Sometimes, it's difficult to navigate through the tabs and find what you're looking for. Cozy was a bit simpler to use in that regard. However, Avail offers more features, which makes it a better choice overall.

The website is easy to navigate, and the majority of features are free to use for a single rental unit. However, I found it worthwhile to upgrade to the Pro account for the Credit Boost feature. Overall, it's a fantastic product!

Making changes and additions to the lease was quite difficult. Some information couldn't be rearranged even if it was already provided in the lease.

Within an hour, we were able to create leases, send them to tenants, enroll tenants in autopay, and have them sign up for renters insurance. Avail also keeps landlords updated on State Laws, which is something we hadn't considered before using the platform.

Cons

Rent scheduling can be glitchy when editing a rent payment for a tenant. Editing should ideally be limited to landlords, not tenants.
