“Great software for small scale landlords

Pros

I use this software to manage just two properties, and I appreciate its affordability for small landlords like myself. It offers all the features I need from a professional property management software.

Cons

It would be great if the billing system had more flexibility. For instance, I can't easily mark an invoice as paid from my end if a tenant gives me a check instead of using the system.

When I needed to change the rent price, I had to cancel the entire lease and create a new one. Making bulk changes after setting up for tenants is not straightforward.

The software excels at streamlining processes. What used to take hours to post on individual sites like Zillow and Apartments.com can now be done in a matter of minutes.

Sometimes, the software feels like a hammer when I need a scalpel. When I post listings, the software automatically removes any contact information, presumably to keep all communication within the system. While this approach makes sense in theory, it forces me to use clunky communication methods while trying to make a good impression on prospective tenants. I've had enough experiences with this issue that my newest tenant, who just moved in, isn't exactly thrilled when I tell her we have to use Avail for certain operations.

Removing a tenant was not very intuitive. I had to create a whole new payment plan instead of simply clicking an "X" next to their name. It could be just me, though.

The delay in depositing the funds is frustrating. The pro software gives the impression of next-day availability, but it often takes almost a week to access the money. Customer service could also use some improvement, as 24/7 support would be ideal.
