I'm looking forward to Avail addressing some new feature requests. I would love to see user-selectable widgets on the dashboard, more informative options for time-sensitive actions like tenant onboarding, maintenance requests, and financial performance KPIs. It would also be great to have a Kanban-style board for maintenance requests and improved scheduling automation or partnerships with other providers like ShowMojo. In terms of marketing, a partnership with RentLinx.com for listing distribution would be beneficial. However, I feel that the application fees for Smart Move are priced higher than competitors in the market. My biggest suggestion is for Avail to focus on implementing features that eliminate or minimize the time-consuming aspects of property management. It would also be beneficial to assess whether there are niche service providers that excel in tenant lifecycle management and consider partnering with them or developing similar capabilities within the system. Lastly, I would appreciate the ability to block CC payments or include language in the user agreement that takes full liability for disputed payments. The listing syndication details also seem to get lost in translation and could be improved.

I appreciate the ability to track rental payments and have options like discontinuing payments during eviction, automatic late fee charges, or stopping payments after the lease ends.

Cons

Making modifications to an existing rental, like a lease renewal, is quite cumbersome. The time it takes for deposits to reach the landlord's account is too long, and even with a paid subscription, the process doesn't speed up as promised. I upgraded my subscription expecting this enhancement, but it hasn't been implemented yet.
