Communication Central!

Pros

It efficiently tracks to-do tasks and enables the creation of recurring tasks.

Cons

Tenants often struggle to respond to their own requests, and they frequently change the status. Additionally, I'm not fond of the fact that the work order tab and the billing system don't integrate as seamlessly as I would prefer.

Pros

The support team is incredibly responsive and user-friendly. I never hesitate to reach out, even for minor inquiries.

Good property management software

Pros

It's user-friendly and offers prompt customer support. The online portals and web-based interface make it easy to navigate and utilize.

Cons

Buildium is quite expensive, and it lacks the ability to generate legal forms. Being based in the United States, it includes unnecessary options for us in Canada, which we end up paying for.

Good product. Horrible customer service.

Pros

Once you have it up and running, it becomes a hassle-free, "set and forget" solution. However, the setup process can be a challenge.

Cons

Great value in a property management Swiss Army Knife

Pros

Buildium provides a comprehensive toolkit that efficiently handles various property management tasks. It eliminates the need for a disjointed, makeshift system and offers integrated features that save time and effort. The thoughtful design, continuous updates, and expansion of functionality demonstrate its commitment to user feedback.

Cons

The standout feature of Buildium is also its Achilles' heel to some extent when it comes to compliance and compatibility with accounting functions. While it excels as an integrated accounting tool within a larger management system, it falls short in certain accounting-specific aspects. We had to put in some effort to align it with our accounting firm's approach. Buildium acknowledges these limitations and suggests workarounds that are usually reasonable and not cumbersome. Considering its overall capabilities, this drawback is quite insignificant, in my humble opinion. It is flexible enough to handle multiple properties and still remains an excellent choice for small HOAs and similar less complex environments.

The Best Property Management Platform

Pros

Setting up Buildium is effortless, and it streamlines financial tracking, property management, tenant and owner information, all within a single program. There's no need for additional tools.

Cons

I'm unable to schedule EFT payments for my customers, and I can't add additional charges when using Applicants, except for application fees. Modifying statements is also not possible.

Simple Easy property mangement tools

Pros

The software is intuitive and effortless to use, making it stand out among other products in the market.

Cons

The system seems to be primarily geared towards apartment/residential buildings and residential tenants. This might be a consideration for commercial property managers, as the reporting functions for commercial management are somewhat limited and not as user-friendly. I strongly recommend that they introduce more functions and reporting options for different types of commercial properties.

Personally, I love everything about it, and it has freed up so much of my time. However, my wife dislikes it because I spend less time at the office now.

Pros

One of the key advantages is that it is web-based, allowing tenants to access their ledgers and documents through their personalized portal. Owners also benefit from an online portal to view statements and important documents.

Cons

Some of the accounting features can be slightly confusing for both users and owners. Examples include tenant prepayments, calculation of management fees, and distribution of owner contributions among a single owner who owns multiple properties, especially when there is an outstanding balance.

e-payment underwriting is a complete waste of time, takes forever, request same docs over and over

Pros

Unfortunately, we have faced difficulties setting up online payments for all our accounts. The approval process takes longer than stated, and the repeated documentation requests cause delays. This contrasts with our experience using short-term rental software, where multiple payment processing accounts were seamlessly established.

Cons

The setup process for e-payments takes an extremely long time, and sending emails to the support team feels like they disappear into a void.

Overall Buildium Use for Property Managers

Pros

With approximately 70 properties to manage, Buildium helps keep everything organized. It simplifies rent tracking, lease management, contact information, and maintenance requests. Using it on a daily basis saves me significant time and minimizes hassle.

Cons

We have the business version, which provides great customer service. However, I also use it privately and I wish that customer service was extended to all membership levels. Additionally, it would be helpful if old applicants could be completely removed. Once they've submitted an application, there is no option to erase them, making it difficult to filter through all the applicants for a property. We no longer need to keep their information on file, but there is no removal option. Furthermore, the credit card fees seem quite high for those paying rent without a linked bank account.
