“Great Program for any Property Management Team.
Pros
Loading properties, tenants, and owners onto the platform is an easy process.
Cons
It would be beneficial to have the option to indicate the required number of bedrooms at the beginning of the application process, so we don't have to review all applicants for every property.

Buildium offers a friendly and intuitive user interface. The initial setup is effortless, and their extensive knowledge base is helpful.
Cons
Performing many multi-step functions in Buildium can be cumbersome and not as streamlined as expected. Certain processes that should be automated require manual steps. Handling credit cards can be a hassle. While they introduce improvements that may not have been a significant concern, critical functions are not rolled out.

My favorite tools in Buildium include rent tracking, customizable late fee policies, leasing and advertising features, renewal countdowns, and work orders. These functionalities enhance the overall property management experience.
Cons
The reporting features, especially ePay reports for reconciling credit card transaction costs on a per-property basis, are not entirely clear or intuitive. It would be helpful to have some best practices shared within the community for various reports.

Pros
I needed an all-in-one system where I could find everything in a single place. The electronic fund transfer for rent payments and the ability to track rents are fantastic. It's simple to list available apartments and effortlessly manage applications.
Cons
Sometimes, I find it inconvenient that I can't directly invoice owners like QuickBooks does. Dealing with owner contributions can be cumbersome, and I wish I could accept rent without requiring approval. This can complicate the onboarding process when I need to quickly accept rent for a new property.

Pros
One of the things I appreciate is having a centralized platform for managing my property management company. With around 45 properties across three towns in Montana, I rely on Buildium daily for the entire property management process. From listing properties to screening applicants, generating leases, handling maintenance, collecting rent, managing renters' insurance, processing owner payouts, maintaining management agreements, handling vendor accounting, and debt collection, it covers it all. Although I had to learn how to use Buildium on my own, it was easy thanks to the fantastic support provided by Buildium's customer service team, who guided me through every step.
Cons
The mobile app isn't very user-friendly, so I prefer accessing the website on my phone, although that can be a bit challenging. Another aspect I dislike is the extra work required on my end to handle rent payments made before the first of the month. It entails making accounting changes to allocate the payment correctly.

Cons

Pros
My primary focus is application processing, screening, and communication with applicants and prospects. In previous software, tracking stages and completing certain checkpoints was challenging, but with Buildium, it's incredibly easy. I can customize application checklists to keep track of tasks, and my team can easily view the current status. Additionally, the screening process is thorough and provides results within minutes. Overall, the platform is highly user-friendly, with a well-organized structure for all the information.
Cons
Overall, I don't have any major issues with the platform, except for the security measure it implements during payment processing with the same payment method. If two applicants submit payments with the same card, there needs to be a small buffer time between each application's payment being processed. It's not a significant problem, but it disrupts my workflow and kills my vibe occasionally. However, aside from that, I firmly believe that Buildium is a constantly maintained and updated tool with excellent functionality.

Pros
With 60 properties under my ownership, I needed more than a simple accounting software, and Buildium has exceeded my expectations. It allows all my building managers to log in to a single platform for viewing and scheduling repair requests, adding rent payments, and paying vendors. The setup was easy, and managing bills is simple. I can even make direct payments to vendors through Buildium. The multifaceted reports are fantastic, providing a clear snapshot of each property's performance without the need for extensive searching or complicated reports. Buildium truly excels in property management.
Cons
My least favorite feature is the bill pay process. I find it inconvenient to have to click a second time to pay a bill. It would be more convenient if I could enter the payment on the same page. If I don't make the payment immediately, it should be listed as outstanding. Having to click twice to make the payment and record it is a little inconvenient.
