Buildium has been terrific

Pros

The tenant portal has dramatically simplified maintenance requests. It's incredibly user-friendly for tenants, eliminating the need for direct phone calls, emails, or texts to owners and staff. All maintenance requests are recorded, and now I can easily assign work orders to contractors. Overall, it has significantly increased productivity and tenant satisfaction.

Cons

It would be beneficial to have a search feature that allows me to search for transactions using keywords or dollar amounts. Additionally, it would be helpful to allow larger attachments for invoices, exceeding the current 1 MB limit.

Buildium has proven to be excellent

Pros

Throughout my years in the property management field, I've used various software programs, and Buildium has become one of my favorites. It's a well-rounded solution that covers all the necessary aspects of running a company with multiple moving parts efficiently and successfully.

Cons

So far, I haven't found anything to dislike about Buildium.

Great Software

Pros

I'm thankful for how easy it is to operate and the capability to monitor tenant payments, work orders, and other related aspects.

Cons

The program is comprehensive and inclusive. There isn't much to dislike.

Pros

While I'm still learning about the features, the onboarding process was incredibly helpful. The product itself is intuitive and user-friendly, and whenever I encounter any issues, the customer service is excellent!

Cons

Regarding a third-party service, the deposit limits for bank accounts can be annoying. While I understand the need for withdrawal limits for security purposes, deposit limits often cause difficulties for association homeowners who want to make large payments against their accounts, whether to prepay for the year or catch up on past due assessments.

Absolutely Terrible Company

Pros

What I loved about Buildium was that when I decided to switch, they made no mention that my data wouldn't be exported or accessible before they deleted it.

Cons

This is the worst customer service and user interface I've ever encountered.

Pros

It's easy to navigate, offers online rent payment functionality, and simplifies maintenance processes.

Cons

The customer service is terrible, and the reports can't be customized adequately without manual intervention. There is no integration with QuickBooks, and it's impossible to delete old leases. It's also not suitable for commercial properties.

Updating Bank Account is a NIGHTMARE - Beware

Pros

Obtaining ledgers for court filings and managing tenant evictions has been a simple task with Buildium.

Cons

Buildium allows for time wasting. It lacks parking and vehicle data, tenants cannot update their own information, and the leasing process is a complete chore. I don't even use the maintenance feature because it's a nightmare. Understanding the accounting is not possible, and printing ledgers in a useful format for court is challenging. The system shows one thing on the screen and prints something else. Sending messages to all relevant parties is a joke, and managing, deleting, and adding property tasks is incredibly difficult. When we bring up issues that need addressing, they seem to take it as a joke. They announce unnecessary developments as "great and new" while disregarding the suggestions we make. I wrote a review on Mar 24, 2020, 11:46 AM, and none of my suggestions have been addressed. This company and their software make a mockery of my time.

The Worst Rental Managment Software

Pros

While the rent listings are useful, there could be some improvements made to the tenant portal in terms of documenting service requests.

Cons

Buildium has its shortcomings, such as e-pay, poor interfaces, limited services in the accounting software, and listing properties as "apartments" on websites instead of their actual types. The list of issues goes on and on.

Pros

Buildium is extremely user-friendly and great for keeping track of tenant accounts, as well as managing work orders and repairs for units.

Cons

There is undoubtedly a learning curve with Buildium. I would recommend attending a class to set it up, and some experience in bookkeeping is required.
