There have been instances where tenants or property managers forgot to link the property or unit to tasks, making it difficult to locate them after a few days. It would be helpful to easily attach files to tasks.

Pros

I love that DoorLoop is a one-stop program, eliminating the need for multiple platforms to manage my properties. It covers accounting, tenant communication, tenant portal, vendor organization, rent collection and deposits, background/credit checks, and lease tracking. It truly does it all.

Cons

The notifications on the mobile app don't seem to work properly. While notifications can be seen when logged into the app, there is no alert for notifications otherwise. Additionally, documents cannot be attached to email communications through DoorLoop.

It is disappointing that sending and signing online leases, as well as communicating with tenants through the portal, requires the highest subscription level. I believe these features should be included in the lower-cost subscriptions.

The rollout and training process mostly relied on our own efforts. We spent a lot of time filling out a spreadsheet, but the initial setup done by DoorLoop was incomplete and contained discrepancies. It took a significant amount of time to sort through and fix the issues myself.

It would be great if there was a way to perform credit checks on tenants who only have Tax IDs and not social security numbers. Additionally, having a Spanish version would be highly appreciated.

As a Commercial Real Estate property manager dealing with storage units, DoorLoop works well for storage units. However, it currently lacks effectiveness for overall marketing on commercial properties. I am aware that DoorLoop is working on improving this aspect, and I believe their provided technology will make it more effective once completed.

The assistance and live trainings provided by DoorLoop in setting up our account and understanding property rentals are invaluable. The user interface is intuitive, and the powerful options, including premade leases and listings, make property additions a breeze.

Cons

It takes some time to learn the location of all the features in such a powerful tool. However, after three months of use, I feel very comfortable navigating through the platform. The only improvement I would suggest is faster processing of payments into my account.
