It's very user-friendly and easy to set up. It simplifies rent payment and collection for both me and my tenants.

Cons

I have a small portfolio of about 10 units. I'm not sure how robust it would be if I were managing 100+ units.

Pros

Innago is a great platform for rent collection, lease signing, and maintenance requests. Users can create customizable lease templates and have tenants fill in variable fields. Lease signings can be done online through the platform. In the past, I had to update my lease for each property and year, but now I can use one template indefinitely. Additionally, the platform provides a consistent place to track maintenance requests, eliminating the need for scattered communication.

Cons

It would be beneficial to have more than just lease signing for documentation. I have guarantors for all my tenants because they are students, so I need to have cosigner agreements signed. Additionally, the expense/transaction management seems inferior to other products I've used. It does not appear to have an automatic import feature in Innago, which would allow my mortgage payments to be recorded as expenses, for example.

I really like being able to track my rent, and it's conveniently deposited.

Cons

If you're asking me to find something to complain about, I guess it would be the website colors. But honestly, I cannot think of any cons.

The customer service has been excellent so far. I had a disappointing experience with another service, but with Innago, they respond immediately to my questions and process my rent payments promptly.

The most impactful features in Innago include easy maintenance and rent payment tracking for all tenants, optional online rent payment with no cost to me, automatic email reminders for rent and other charges, storage of lease files, the ability to pre schedule rent increases, and a platform for tenant-landlord communication, including online lease signing, maintenance requests, and repair resolution.

I would like the ability to preview communications/invitations with prospective tenants before sending them, so I can ensure they are correct. I would also appreciate a feature in the tenant name field that allows for an alternative field for 'business name' instead of just First Name and Last Name.

If you ever need to modify the text in a template, you have to reupload the entire PDF and redo all the form pre fill settings.

Being a self managing landlord of 12 properties I used to spend hours every month collecting rents through various methods like check, Venmo and Apple Pay. It caused a lot of headaches for my bookkeeper too. But then I discovered Innago. Innago not only tracks all my leases, invoices, and payments for each property, but it also provides multiple payment options for my tenants, so I don't have to bear the burden when times get tough. Their support is exceptional as well. Initially, I had some questions about the platform, and they took the time to get on the phone with me and guide me through everything. It's honestly unbelievable that it's free.

If I am not sure where to look, it can be a bit tricky to find certain features. For instance Reporting and Invoicing weren't immediately evident in their locations.

The UI on both the web and mobile versions feels clunky, and I have to wait a long time for 2FA codes. Creating lease templates is a cumbersome process, and as a landlord, I can't see tenant views. Additionally, there is no documentation available for tenants to understand what they need to do.

We can easily track our tenants rental payments, and they can conveniently make their payments online. They can also notify us of any maintenance issues, and we can update lease information directly from our account. We're extremely satisfied.
