Good starter VR Mngt tool but better options, for me, out there. Review based on usage 2 years ago.

Pros

The ease of adding rental properties and managing them in one place is fantastic. The software includes many features, such as automating messages to guests, integrating key entry methods, fillable and blank document tools, and much more.

Cons

The cost was slightly higher compared to other options. However, they do offer exceptional customer service that stands out from their competitors, though it comes at an extra cost.

Excellent Tool for Rental Management

Pros

Support is the top feature of this software! The support from the developer is very helpful and responsive. The photo gallery feature is likely the best in the industry.

Cons

Love this Software

Pros

I like all the options it offers. I can set up all my properties as unique individual units. I love that my cleaning company can log on to see available jobs and send messages about issues they encounter. Owners can log in as well, and I can create owner statements.

Cons

The only downside is having to set up invoices for bookings made before integrating. I understand why it's necessary, though.

Even for a small business

Pros

Even for a small company like mine, this program is incredible. The support is outstanding - never a question goes unanswered. I know my company can grow with this program - it has everything you need in one place. The transition was very easy, I got all the help I needed, and the support was always super fast. The program is very reliable, and I've never had a problem. I highly recommend this program to anyone working with vacation rentals.

Great Organization for multiple properties

Best solution I've found

Pros

Lodgix is easy to use, organized, and flexible in many ways. I've used other rental management software, and this is the best combination of performance and price.

Cons

I'm very unhappy that inquiry emails and some other emails can't be sent from my own email address. They come from "mtalodgix" and almost always end up in the spam folder of my customers, prospects, and even owners. This is a significant limitation and is causing me to lose business.

Excellent help resources--documents, videos, awesome chat support. Very easy to import properties from Vrbo--most only import from Airbnb, or you have to copy/paste all the info manually. I liked the invoice layout--one of the few that shows each night's price; most only show the total rent cost. The ability to name fees and configure their application is great. The dashboard is very customizable and detailed. Customizable calendar colors help view payment and reservation status at a glance. It shows rates on the calendar and highlights Friday/Saturday for weekend nights (most mark Saturday/Sunday, which isn't accurate for most of us). Cool reports like Inquiry ROI and comparative reports. You can export reports as PDF or Excel instead of only CSV.

Cons

There is no centralized inbox for Vrbo inquiries unless you use the XML feed (5+ properties under one account). There's also a 1% fee for Airbnb reservations and 2% for Booking.com/Expedia. I wish I could customize reports by selecting specific fields.

The best product on the market without a doubt

Pros

The ease of making quick bookings, website connectivity, owner reports, and sync with Airbnb, Booking.com, etc.

Cons

The software works perfectly, and while there are no significant shortcomings, I would like to have more graphical reports and the ability to generate custom reports. You can export everything to PDF and Excel, so it's not a dealbreaker.

Adding new properties is so easy - the best part is being able to clone rates from year to year! Love that new feature!

Cons

It's not possible to have different people in the office sign in and update items without adding them as employees, which incurs extra costs. I have someone who updates for me once or twice a month, but I don't need them as an official employee.

Good product and good service!

Pros

I wanted online booking that could integrate with my site without forcing me into web design software with its own booking system. I wanted my website separate from my booking system so I could change it if needed. That's why I chose Lodgix.

Cons

Adjusting prices has improved a lot in our industry. HomeAway is currently the easiest for quickly changing prices over time while still setting higher prices for weekends. As of now, Lodgix still operates like FlipKey/TripAdvisor for price changes, which takes more time compared to the industry's leading platforms.

Changing Reservation Systems IS SUCH A MONUMENTAL TASK!

Pros

First and most important is the finished product and how it looks to the potential guest. I started by looking at the finished product and thought it was clean, professional, and easy to use. The plugin for my website was seamless. Setting up my properties was quite simple, and I didn't need any assistance. It's quite intuitive. When I hit the rates and had a question, I loved the live chat right on the screen. The staff was timely and knowledgeable.

Cons

Switching from one reservation system to another is a massive undertaking, so it's not really a con of this software but a general con. Entering all existing reservations into the new system is a challenge. The reservation invoice also takes some getting used to, requiring a bit more of a learning curve.

Great product for doing website updates - reporting is limited resulting in a lot of manual efforts

Pros

I call this my back office product, even though it also generates and updates my website. It integrates well with my payment systems and is pretty simple to navigate. Adding photos is a breeze, though I recently found out that adding Alt tags is a limitation. Alt tags are crucial for SEO.

Cons

The reporting features do not meet my needs. I tried using the reports with some modifications, but the editing options are limited. I have two business models: for example, the model in place when I signed up involves a 60/30 or 70/30 split on the lodging figure, and the tax is split accordingly. Lodgix can't handle this, so I have to track sales by client in separate worksheets. The reporting doesn't allow me to customize it to fit my business model.

A Program for those who can "Think Out-of-the- Box"

Pros

Lodgix has U.S. support, and their ads claim the cloud program is stable and reliable. After 2 1/2 years of usage, I can confirm it is! Our system can be accessed from multiple computers, tablets, or even our cell phones to make reservations. We needed adaptable software, and Lodgix delivered. As a smaller property, we needed both long and short-term rental capabilities, and Lodgix provided that. Our WordPress website works seamlessly with Lodgix. The online booking and credit card processing modules have streamlined our reservations and made our business more profitable.

Cons

Honestly, fear of the unknown was a factor. Setting up a new software program after using another for 20 years was quite a task. The terminology used by software developers is slightly different from that in the hospitality industry. After charting the two sets of terms side by side, we adapted. Some of our forms and spreadsheets couldn't be used in the Lodgix system, but we adapted.

Excellent Support for Small Business

Pros

Learning Lodgix took some time, but it offers everything we need to accept online reservations, process credit card payments, track expenses, and communicate with our guests in a timely manner. The support team is easy to work with through online chat, so I can get help when needed. The support documentation is excellent, so I've only reached out to support twice.

Cons

You need to spend some time reading the setup documents. Understanding the basics goes a long way, but I initially found some of the category names confusing.

Pros

After a brief learning period (1 to 2 months), I was amazed at the time saved from our previous methods. I can convert an inquiry to a paid booking in less than 5 minutes. Unreal. We were suddenly pushed into using Lodgix because VRBO changed something with our website integration. We needed integration software, and our website developer chose Lodgix. We didn't have time to plan or investigate, it was just "learn this now!" I have to say, I'm so happy it happened!

Cons

Sometimes there are so many different options (like triggers) that it's hard to choose the right formula to get the desired result.

The BEST PMS out there!

Pros

The depth of usage is impressive. There is so much you can do with it, and it just WORKS! I've used several other channel managers/property management systems, and they never seemed to rise above being acceptable. Lodgix hits it out of the park every time! The team's response is stellar, not only is their response time great, but they are also helpful. Unlike most service providers, they answer the phone or email quickly and provide resolutions without endless delays. Go with Lodgix, they really can't be beaten!

Cons

I've been using it for over three years now and still learn something new every day. That's how in-depth this software is. You can get up and running within a day or so, but adding layers takes time. Don't let that hold you back. It takes time to achieve something meaningful.

Ticks ALL the boxes!

Pros

It's simple to navigate. We quickly loaded up our multiple properties and got the business up and running when we switched from our last PMS. The software works equally well for Australian businesses, even though the company is U.S.-based. My staff finds it easy to navigate, and training has been no problem with the provided Tutorial Manual. I love that the team is constantly improving things, nothing is static. We opened a second business and automatically chose Lodgix for our PMS. No need to shop around, I'm thrilled with the product. The team always responds to any questions, even outside business hours. I sincerely thank them for their clear, concise, and helpful customer support.

Cons

I would love it if guests could do a property search, enter date parameters, and see all available holiday homes with a total price. I believe this is something the team is working on, which is fantastic. Not having this function hasn't impeded our bookings, with almost 70% coming directly through Lodgix!

Great Software, and Awesome Customer Service!

Pros

I must admit, I was initially hesitant to try Lodgix because it seemed inexpensive compared to others, so I doubted it offered the options I needed. Before even trying the free trial, I called and asked many questions. The owners quickly called me back and patiently answered everything. They offered to set up an online meeting to walk me through it all, which I accepted. It was thorough and answered all my questions and more. The initial setup on my website was done by a web professional, who was very impressed with the system. I love how it looks on my website, and my favorite thing is how simple and thorough setting up a new listing is! I manage several vacation rentals and love how this walks you through everything down to the smallest details. Before using Lodgix, I had to send all my photos and info to my web designer to create custom listings. Now, I can simply sign into Lodgix and create new listings, edit old ones, or change prices myself. A few days into my free month trial, I already knew Lodgix was the answer I had been looking for! I highly recommend it to anyone!

Cons

The only thing I struggled with initially was figuring out how to accept a booking. It took me just a few minutes to figure out, and once you know how, it's pretty simple. They have links and videos explaining various things, but I hadn't watched them because the rest of the setup was so easy I didn't need extra help. Anytime I've contacted Lodgix with a question, they respond within minutes, providing a photo with arrows or a link to a relevant article so I can see how to do something. They make it very simple, and their customer service is great!

The calendar display for the administrator and front office manager is well-designed, easy to use, and the color coding has virtually eliminated deposit and rental payment collection errors.

Cons

So glad we found Lodgix

Pros

I love how easy it is to set up a new booking and organize payment when a booking comes directly to us. I also love the automatic emails we have set up for guests before and after their stay. The customer service from Lodgix has always been prompt and helpful. We can run lots of reports, and my favorite is comparing this year's revenue with last year's.

Cons

I would like to format the emails a bit differently, but they are more than adequate, and I wouldn't want the very reasonable fees to increase.

Lodgix has dramatically improved the way we interact with our guests.

Pros

The Lodgix software is so simple to use. We use it in all aspects of our resort, from online reservations to guest documents, housekeeping, and accounting. Every time I stop by the front office, one of our reservationists tells me how much they love Lodgix and how much it has simplified their job. All the information we need about our guest experience is located in one program. Plus, the online help manual is great, and the support team is always quick to respond to any questions or set up a tutorial to teach us how to better use the software.

Cons

In our previous system, we charged guests a separate daily resort fee. Lodgix doesn't currently have the capability to add a daily resort fee, so we had to find a workaround.

NO QUESTION *BEST* solution for small business

Pros

It's a complete package that is scalable. Their extra modules for employees and property management are welcome add-ons if needed, without burdening you with the cost when not in use. Every tier and aspect of their pricing is reasonable and delivers value. Their support is excellent. I dislike when guests don't read important details, and I always try to reference Lodgix material before creating a ticket. When I miss obvious things or misunderstand their material, they're still very responsive and make every effort to solve my problem. There's a difference between solving a problem and just saying "sorry for the inconvenience". Their help library/manual is well-conceived and thorough. They continue to roll out improvements. When I started, I was a bit disappointed in the calendar's fundamental function, but it was not difficult to work around. They promised an improvement, and THEY KEPT THEIR PROMISE. Most companies tell you what you want to hear and never address it. Lodgix provides a platform that delivers nearly what an enterprise solution offers without the high cost. This is the best solution for everything a short-term rental operator needs.

Cons

I didn't like the calendar initially, but it is an excellent tool, and they've made improvements, so I can make adjustments as needed. This negative aspect is now a non-issue because they listened to their customers. It's more complex than a basic phone app, but this isn't really a negative. If you try to run this business off a phone app, you're either aiming too low or planning to fail. If you're not committed to becoming proficient with the platform you choose, why bother? The "simpler" solutions don't have half the functionality you need. No platform is perfect. There are always small things that puzzle me, but there's always a solution. When I say small things, I don't mean inoperable features or downtime. This platform has never failed to function and stay up 16 waking hours a day every day.

Great product!

Pros

It offers much more flexibility and ease of navigation than our previous product. I feel very relaxed and excited about all it will do for us.

Cons

Money is a consideration, but it's inevitable for a good product.

Pros

Customer service is 5-star. I'm not very tech-savvy, so this was crucial for me during the setup process.

Cons

We haven't had any issues while using Lodgix.
