Excellent Property Management System

Pros

Outstanding customer support, detailed reports for owners, and support for online banking services for owners and tenants.

Cons

I initially had difficulty learning the flow process and loading properties, but SimplifyEm provided me with a training call, which greatly helped.

Easy to use property management software

Pros

SimplifyEm is a straightforward and easy property management software. The categorized sections prevent confusion, even for those who aren't techsavvy like myself. Setting up everything is quick and easy. The reports are plentiful and effortlessly generated. At the end of each month, I can promptly send out owner statements. Sending rent receipts to all tenants in bulk with just a single button click saves me time compared to doing it individually. Tenants can conveniently submit maintenance requests through their portals, allowing me to create work orders and assign them to vendors right away. The customer service is fantastic! They guided me through setting up online payments and even offered to set them up for me at no additional cost. As a result, my tenants pay on time, and some have automatic withdrawals set up, eliminating the need for monthly logins. This feature also simplifies online payments to my owners.

Cons

Personally, I haven't encountered any issues with the software. It works as expected, and its userfriendly functionality is beneficial for non techsavvy users.

It has been easy to use and produce reports, the one call I have made to support was answered promptly and my question was easily resolved.

Pros

The software's ability to connect to QuickBooks and facilitate electronic payments is beneficial. As we grow and can afford more, it will simplify some of the dual entries.

Cons

It would be great if at the entry level, up to 10 properties could connect to QuickBooks. Currently, we receive and send payments electronically, but I have to use two separate software systems for that.

Good For The Budget Minded

Pros

I find SimplifyEm easy to use, but that may be because I've been a user for about seven years. I appreciate the detailed description feature, which ensures owners are wellinformed.

Cons

The software often gets stuck when sending reports, and I have to exit and log back in. It can be frustrating when this happens repeatedly.

Good for basic PM software

Pros

It's quite easy peasy. The customer support is exceptional, always ready to assist with any issues. Overall, it's a breeze to navigate.

Cons

The reporting features are quite basic. If you want to deeply analyze your property, this software may not be suitable. The available reports include Rentroll and Tenant Late Report, but it lacks features like vacant listing, makeready status, and occupancy percentage. I believe developing more comprehensive reports would make this program even more awesome. Don't get me wrong, it's a great and simple program, as the name suggests.

Great Pricing for small property management!

Pros

The pricing is reasonable, and their customer service is topnotch. They even provide personalized training, guiding you step by step.

Cons

Very unuser friendly

Pros

Generating reports becomes valuable once you've entered the same information in multiple sections of the software. It's great to have individual reports that provide insights into your business.

Cons

The software isn't easy to navigate, and it feels redundant at times. You have to enter the same information in multiple places to ensure accurate reports. Customer support has been disappointing, with difficulty reaching a live person who truly understands the issue and provides adequate resolution. Waiting for a return call can be frustrating. Additionally, the fees charged for online rent payments are unreasonably high, considering the price we already pay for the software. The turnaround time for releasing payments to us is also excessively long, impacting our ability to pay owners promptly.

Once you dive into using the software, it becomes more intuitive. If you ever need assistance, a knowledgeable representative is readily available.

Cons

More options should be included without additional cost for up to 10 units. The tenant area should provide more detailed information, and it would be helpful to have suggestions for data entry.

If you want to wait forever for your money, this is the program for you!

Pros

Some features are convenient, and the customer service team is helpful and polite. The setup process is quick and straightforward.

Cons

Deposits through ACH took 710 days to clear, which is unworkable for most owners, considering weekends.

GOOD CUSTOMER SERVICE

Pros

All propertyrelated documents can be saved within the software. The monthly cash flow report is automatically emailed to you. The customer service department guides you through entering property information, rents, and security deposits. They even reach out to you, even after hours or through email communication.

Cons

I need consistent use to remember how to enter payment or additional information, but everything else works very well.

I am on the fence about this software.

Pros

It's generally easy to use, except for managing leases specific to Ontario, Canada. Setting up new properties, landlords, and tenants is a breeze.

Cons

I would appreciate a 1800 number for anytime support. Unfortunately, as a Canadian client, I can't call the U.S. with my phone plan. Emails don't always convey properly. It would be helpful to have a choice for lease information, including a security deposit or last month's rent deposit. The latter option is missing, causing inconvenience. An auditing trail within the software would be beneficial for easily finding and rectifying mistakes. I once had to pay for your bookkeeper to find an error I made, although I was fortunate enough to identify and fix the problem myself. If a mistake is entered, there should be an option to reverse it, but your system doesn't always allow this. One major issue my clients and I have is that if a tenant is using last month's rent or is late with rent for a particular month, the owner statement should at least display their name, even if no amount is present. This is a crucial feature that needs to be implemented in your next release.

Great software

Pros

Simplify is an excellent software, easy to navigate, and with outstanding customer service. We've tried several management software options without success until we discovered Simplify.

Great product for my smaller Property Management Business

It's userfriendly and offers great support. It provides everything I need to work with my tenants and owners. It's a fantastic value.

Cons
