After 5 Years we are moving to another system with more features at a lower price.

Pros

Customer service was always attentive, though sometimes responses were delayed.

Cons

Accessing customer data without purchasing the extra RevMax package was impossible. The data we input and own was withheld unless we paid. They did provide a method to download the most basic information, but it was of little help. Negatively impacting our business, they refused to take responsibility for the recommended partners, which are crucial to the entire setup. There was a significant amount of conflicting information, leading to detrimental outcomes.

Great Experience So Far

Pros

Cons

Streamline is the Best

Pros

I adore everything about Streamline; it's incredibly easy to navigate. It's straightforward to set up agents, send real-time quotes, and access home information while booking reservations. Taking payments is a breeze, and you can customize the system to suit your needs.

Cons

Streamline has been exceptional, and there is nothing I dislike about it, except for the occasional requirement of an additional MFA code for certain systems. This can be time-consuming, especially when I have a guest on the line and ready to proceed.

Made obsolete by better software and better service

Pros

Nothing. I disliked it after the first 60 days. Additionally, sales representatives provided what I would describe as "conflicting" information compared to the fine print.

Cons

Onboarding a property proved to be challenging. While they claim to include everything, they fail to mention that additional costs are associated with certain features or that some functions are extremely basic.

Best-in-class Property Management Software

Pros

Streamline is an all-encompassing solution that offers great flexibility and is easy to implement, use, and adapt to individual business needs. Their team continually improves the software based on user feedback. It's the most comprehensive PMS we've ever used, reducing our reliance on several external vendors. We should have switched directly to SL instead of V12.

Cons

Although the apps are fully functional, they do have limitations. Fortunately, recent improvements have allowed us to utilize both HappyStay and OwnerX.

Pros

Integral part of our team

Pros

It fully integrates all the essential components of our business. Most of our tech stack is consolidated in Streamline, eliminating the need for multiple platforms. It's customizable and robust.

Cons

Honestly, there aren't any downsides. The issues we encounter are usually temporary, as the software constantly introduces new features and advancements. The long-term benefits outweigh the minor inconvenience of working through upgrades.

Streamline review | JZ Vacation Rentals

Pros

The top two features that, in my opinion, set Streamline apart are "Streamshare" and "Special Blocking." These features prepare you for growth you might not have anticipated. Streamshare helps you establish an OTA presence in other cities before entering them. Special Blocking allows you to combine two condos into A, B, and C listings: A being the left side, B the right side, and C both sides, enabling "special blocking" for the group and vice versa.

Cons

If I could make one request, it would be for seamless, two-way integration with Breezeway. Breezeway works perfectly fine, but the integration of cleanings into Work Orders lacks cohesion. Aside from that, I'm extremely content with my decision three years ago.

Do not waste your time or money

Pros

I was excited about the concept of the software, based on what I read online and how it was pitched. However, the actual functionality didn't match the promises. If it did everything it claimed, it would be invaluable software. Unfortunately, that wasn't the case. I wish I had seen more reviews like this before starting. I can't understand how it has so many five-star reviews.

Cons

Despite the "three-month" training university taking nearly a year to complete, we expected a seamless launch or going live with the software. Unfortunately, that was not the case. A month into being live, we have been plagued with continuous issues that were not covered during training. We only discover these issues in real-time, submit support tickets, receive generic responses or links to information we've already read, request further details, wait for the team to find solutions, and eventually receive responses days later, which sometimes resolve the problems. These are not isolated incidents but rather features the software claims to offer, such as generating quotes from our website and integrating with booking platforms for streamlined communication. We believed the high price of this software would be justified by making our lives easier and more efficient, but that has not been the case. Despite our ongoing payments, we are now seriously considering starting fresh and abandoning the software.

I liked the booking audit profiles; we could easily print booking details to compare with our bookkeeping process.

Cons

Sensational Streamline Software!

Pros

After shopping around for our second system, we concluded you truly get what you pay for. The best aspect was having everything we needed in one affordable package, along with the Knowledge Base to answer our questions.

Cons

Streamline is an incredibly robust system that surpasses our needs and provides room for growth. We had previous experience with the software, which expedited the setup process to approximately six weeks.

Amazing, robust system

Pros

Excellent customer support and training. Most of the features you can think of are already implemented.

Cons

Last Stop for Reservation Software

Pros

I like how intuitive the software is and all the features it offers. This is my third reservation software system, and I think it will be my final one! The company adapts to the evolving rental industry and keeps us updated.

Cons

The reporting area could use some improvement. It would be beneficial if the report title and the date it was generated were automatically displayed. Most reports come in Excel format and require customization to meet my specific needs, which has both positive and negative aspects.

After extensive research of software platforms in the vacation rental industry, we chose StreamlineVRS for its flexibility in publishing our websites as we wanted and its integration with OTAs and channel distributors. We have 15 active installations, representing over 8,000 properties across North America. You can tell Streamline was developed by people who truly understand the vacation rental business.

Cons

Due to the complexity of onboarding our extensive number of properties (8,000) and the vast amount of photographs (100,000+), the onboarding process faced challenges and experienced delays. However, once we were up and running, everything worked smoothly.

Evolving Industry Requires an Evolving Software

Pros

It's web-based software that is always improving. Monthly updates enhance the current system and introduce new features, keeping them ahead of other software in the industry. StreamTrust (Trust Accounting System) is a powerful tool if you set up accounting correctly, including taxes and fees. Their annual summit is great, allowing you to meet the team, ask questions, and learn about new features.

Cons

Customer support is often the biggest challenge for software companies. It can take a while to resolve certain issues. However, I must acknowledge that customer support has improved over the years.

Good for the price.

Pros

It's simple to learn, and I find it worthwhile for the price. It offers better functions than Kigo and LiveRez.

Cons

I have to navigate through multiple sections to accomplish tasks. There's a lot of repetitive work, including re-entering information multiple times to make a reservation.

StreamLine VRS

Pros

I like using this software to manage all my vacation rental properties. It's fairly intuitive and somewhat simple to use. I appreciate their efforts to integrate all listing sites as well.

Cons

Currently, I can only integrate one listing site because not all sites manage fees and taxes the same way, preventing a universal rate for all integrations. I wish the customer service was more helpful. Additionally, I'd prefer more affordable training options without attending pricey conferences. Syncing calendars for combined homes using the parent logic often fails to block perfectly. I also wish there were more customization options for my company's needs.

Vacation Rentals made easier

Pros

This software has many customizable features for managing multiple vacation homes. Tracking reservations for numerous properties is easy. It allows you to create reports for each home, generate occupancy reports, and send documents with each reservation. An account manager is assigned for any issues.

Cons

Uploading multiple photos in the gallery is slow. There's no quick way to rearrange property positions in the tape chart. It would be helpful to group properties together quickly.

Horrible Experience - they call it Streamline University for a reason...they expect you to go back to school and get a tech degree ...you are on your own.

Pros

I value the software's capability to aid in expanding a small business. It provides greater functionality, more choices, and additional features.

Cons

What was supposed to take six weeks turned into six months. They expect you to have technical knowledge or spend thousands on hiring help. Support is minimal, and they don't prioritize you until you're desperate. Their ticket system just floods your inbox without solving issues. In the end, you have to figure things out on your own, which is grueling. Be prepared to clear your schedule and get some wine if you choose this route. I was content with my old system but needed a mobile app for owners and guests. However, I discovered there is no guest app, nor an app for managers. The owners like the app, but overall, it's overpriced for what you get.

If you are a hotel or lodge, look elsewhere now.

Pros

The system is easy to navigate and consolidates everything in one place. I liked the ticket program for addressing issues or questions.

Cons

We were told this system was compatible with lodges and hotels and integrated with third-party sites, but none of this was true. It only works for individual vacation rental property companies. We had to switch because none of the promises were kept. Probably decent for vacation rental homes, but if you have a lodge or hotel, look elsewhere! Every question we had was met with a no. After the system failed to deliver, we were promised a refund for the site build, which never happened. We moved to a better company and are much happier now.

Lots to be desired

Pros

Streamline helps manage different aspects of a vacation rental business, including maintenance and housekeeping.

Cons

It would be great if Streamline made it easier to connect to other software services like Slack or Zapier to make guest data more actionable. The user interface isn't intuitive, requiring a lot of time to figure things out or calling support to enable features.

Streamline is not just their name but the service they provide as well! No other software compares!

Pros

This software effectively streamlines and automates all my business processes. The task management flow is smooth, intuitive, and straightforward. It handles everything from inquiries and quotes to reservations, accounting, and customer service, all in one system. The customizable documents, triggers, and fields offer unlimited capabilities. The housekeeping and maintenance app is easy for our vendors to use and provides real-time information to better serve our guests. Streamline offers a lot of functionality and extras at a price well below the competition.

Cons

The large number of features in Streamline can be overwhelming, but the development team is always willing to disable functions you won't use. They've made many changes to condense and simplify these areas. Users can also be set up with access only to their specific work areas, greatly simplifying the dashboards and menus.

Streamline keeps our Vacation Rental business organized!

Pros

Streamline has numerous functions and uses. We don't utilize all of them, but every few months we discover something new to implement, and our business organization continues to improve. I love the maintenance and inspection apps, as they are very intuitive. Customer service responds promptly, and I'm very pleased with what Streamline offers.

Cons

With great functionality comes great responsibility. Streamline offers a lot, but frequent glitches and changes that only an account rep can make mean a lot of back-and-forth with customer service. Although they generally respond quickly, it still creates an unnecessary burden and can be frustrating. The interface isn't as easy to navigate as it could be. The housekeeping and maintenance apps, though beneficial and straightforward, are rudimentary in design.

Accounting is terrible, support for little things is good but cannot get reconciliation statement

Pros

The owner is great! She responds when we can't get our rep or accounting to answer questions about discrepancies in report amounts. The company has been beta testing the software for too long, causing us constant trouble, but again, she is great.

Cons

They deleted all of our 2017 records! We can't reconcile for real estate commission, costing me thousands to hire consultants to fix it.

Excellent product

Pros

The software is incredible. We tried a couple of others and stuck with this one. Overall, it has been a great experience, and the representatives have been the best in their expertise with Streamline.

Cons

Managing it is a bit tedious. We are learning daily, but software in general can be tedious. They need to improve their training as not all team members are well-versed.

I can't limit my likes to just one topic, it is far superior to our old product. We were looking for a product made by industry experts and are very pleased we found Streamline.

Cons

This software is fantastic, it meets our needs and allows for easy growth!

Pros

We love that it's a "one-stop shop." We can manage every aspect of our business from one place, eliminating the need to manage reservations, communications, the website, and accounting with different software packages. Everything is integrated, allowing us to stop duplicating efforts and focus on getting business done. It's an involved process, but the client support is excellent. Our account manager, Marco, is knowledgeable and available for questions. He makes the training process both thorough and fun. This software's tailored process makes us confident about our business's future and the opportunities ahead. We're thrilled we chose Streamline!

Cons

Setting it up takes time. We've worked late nights to get the data set up in this software. That said, if we want to maximize its potential and rely on it, what else could we expect?

Streamline is a fantastic company and their software is far superior than any other I have seen.

Pros

The simplicity, for sure. Uploading new properties is so easy, and integrating with many vendors has streamlined the process. The customer service is extraordinary. Once you sign up for the software, they are there with you all the way. We love our customer service rep! My rep is our go-to person at Streamline, and she is always very helpful.

Cons

Sometimes they update so quickly that we don't get informed about the new products they offer!

Amazing software built by great team - with exceptional customer service!

Pros

Streamline continues to develop and add great features to its platform. The team collaborates with customers in developing these new features. The support team is exceptionally responsive. The software has been instrumental in streamlining our operation and supporting our growth. We plan to implement even more features to create more efficiencies as our operations are ready. We use Streamline on our Macs, iPads, iPhones, and Android devices. The web access makes working anywhere, anytime, fast and easy. The mobile apps for housekeeping and work orders are robust for any size business and are used daily by our team. We are early adopters of many complex new features. The Streamline Summit is a great opportunity to gain industry knowledge, provide product feedback, and get refresher information.

Cons

It's easier to use on a larger screen like an iPad than on a mobile phone due to the screen size and amount of information presented.

The number of features available is awesome. I'm sure it's efficient once you get started, if you get started.

Cons

Customer support has been challenging. The program has a steep learning curve. Account managers and support staff frequently change, so we have to constantly bring new people up to speed. We manage both short-term and long-term rental properties, and I don't think it can handle this well.

Constant Battle

Pros

We chose this software because our owners wanted their listings on sites like Airbnb, HomeAway, and VRBO. Manually maintaining calendars and pricing on these sites was impossible with over 70 listings and hundreds of bookings a month. We also liked the idea of having owner, housekeeping, and maintenance apps for ease of use. The system would probably be great for small businesses starting in the industry.

Cons

The downside is that it took over a year to build our system, causing us to pay for two software programs simultaneously. We still don't have a fully operating system. Our account manager has changed several times, and the current one can't help with many issues, requiring him to seek answers from others. Some issues take weeks to months to resolve, and we constantly have to follow up. Don't pay for a data transfer, it will mess up your accounting, and Streamline won't help fix it. The learning curve is steep, and the system offers many functions, but you won't get the training needed to customize it to your needs. Changing taxes, fees, or amenities requires permission and takes two weeks. 24-hour customer service often means not getting through to someone from 9 am to 3 pm, and callbacks aren't guaranteed the same day. The best time to reach someone is on Saturdays and evenings. If we weren't so invested in this system, we would have moved on by now.

Streamline's integrations are a life saver!

Pros

I like the third-party integrations and the overall organization of the software. I appreciate that Streamline is very open to user suggestions for improvement.

Cons

The initial account setup takes a very long time. You have to attend at least a dozen meetings just to get up and running.

Amazing Depth of Functionality - Great Value

Pros

Strong channel integration, amazing depth and breadth of functionality, ease of use, good value for money, and a thriving customer base. The software has very few bugs, and new features are regularly provided, though unannounced. I am very impressed.

Cons

Support has deteriorated over the last three years. Product strategy is unclear to customers but seems focused on Channel Integration/Distribution. It needs more balance. While some reports are useful, it is generally difficult to extract information for management or operational reporting.

Streamline handles all aspects of finances and documentation for escrow.

Pros

Streamline is extremely convenient with its ability to batch entire lists of documents to green folders and other programs simultaneously. It helps me keep finances balanced and print all layouts at once.

Cons

The search engine isn't as helpful as I'd like. You have to enter the entire title of a document to locate a specific file instead of just one word or a partial title.
