The option for direct depositing rent to our bank account, along with the detailed and systematic ID verification, is fantastic. The customer service is responsive and helpful.

Pros
The lease management functionality and the ability to collect rent online are features I value.
Cons
I've encountered a couple of limitations regarding the number of lease documents and where to store miscellaneous notes. However these are not major annoyances. The biggest disappointment was the additional cost for ACH transactions. I initially chose the product because there were no fees, but shortly after I started using it, I discovered that there would be additional fees.

“Well Rounded PM Software at a Reasonable Price
Pros
There are many aspects of TenantCloud that I appreciate. In summary, I like the ability to manage all property management tasks in one place, the user friendly and comprehensive accounting feature, the convenience of tenants being able to download the app and make payments, submit maintenance requests, and more directly from the app. The reporting functionality is excellent and the streamlined, professional-looking application process is a bonus.
Cons
Sometimes, it is necessary to find workarounds for simple features that are not available such as creating an invoice for the first payment due on a renewal lease or viewing a lease that is currently out for signature. It would also be great to remove the per ACH charge, as it can be problematic for some tenants. Additionally it now takes 5-7 days for funds to credit our account after a rent payment, whereas it used to only take 1-2 days, which was much preferred.

The online portal for reporting maintenance needs is convenient.
Cons
When I finish a task I would prefer not to be redirected back to the dashboard transactions. It would be more user friendly if I could go back to where I was, such as the "new tenants vs all tenants" section, so I can seamlessly continue with the next owner or tenant. It would be great if I could add multiple tenants to a lease, even if they don't have any connection in the applications. Another improvement would be to pre-populate an amount in the distribution section, saving me the trouble of remembering how much I need to send to an owner. The accounting process could be made easier by allowing me to pick an owner when billing a tenant, ensuring that the payment gets posted to the owner's account more smoothly. Additionally, it would be beneficial to have more options for specific charges in the accounting section and the ability to decide who receives payment for these charges, such as utilities when the property is vacant. It can be frustrating to have to delete the management fee every month when adding charges like a "monthly pet fee" that don't require a management fee. It would also be helpful to display NSF charges and process payments more quickly. Overall, I would appreciate having more control over the accounting sections, showing all transactions under the owner transaction tabs, and having greater flexibility with leases. For instance, allowing me to choose when to charge management fees when a lease starts on a date other than the first. It would be ideal if TenantCloud was evaluated and set up by property managers who understand the intricacies of property management and how to charge fees. Currently, it often requires posting multiple transactions to complete one task which is time consuming.

“Porftolio Manager
Pros
This feature is particularly beneficial for smaller portfolios with less than 150 units and individual landlords. The syndication with Zillow and other listings is helpful. Its great software for the price and straightforward to use. I love being able to add photos to work orders and link them directly to the property and vendor profiles for easier payment tracking.
Cons
It doesn't integrate with all programs, and the limited advertising leads to pointless listing leads in my region. More advertising to attract residents and prospects looking for places would be beneficial. Additionally there should be more functions and capabilities to customize work orders for properties, removing options that are irrelevant, such as elevators for properties without them.

Pros
The best part about TenantCloud is the personable and readily available customer service and sales support. I love the fact that both myself and my clients can call in and receive live assistance.
Cons
Since the transition from Dwolla to Stripe it has been challenging to adopt new accounting protocols and keep track of income and expenses in real time.

Cons

We love the affordability of TenantCloud and the range of features it offers. While there may be more polished Rental Management Systems out there, TenantCloud is a user friendly and feature rich program.
Cons
The lease builder in TenantCloud, which they claim is being refreshed is the most challenging aspect. It is quite cumbersome and clunky but I understand that it may be a low priority as it's a "set and forget" feature. Another gripe I have with TenantCloud is the basic accounting functionality, which is insufficient as my company has grown. Although TenantCloud integrates with QuickBooks Online, it leaves us with a disconnected workflow since we use Xero.
