“Hate This Software
Pros
I strongly dislike this software. There is absolutely nothing I appreciate about it. It is not user-friendly. It consistently performs poorly. The IT support is unhelpful and often seems unaware of the situation. I've been waiting for them to fix issues for over a year now.
Cons
The software has been unable to send reminders for over a year now, and despite their claims of working on it, there hasn't been any progress. On the first day of the month I couldn't log into the system, and there was no explanation provided via email. After being on hold with customer service for 30 minutes with no response, I gave up. Additionally, the IT team has been unable to resolve the issue of generating a new lease every time I take payment at one location but not the second. Numerous other issues persist as well.

Pros
Autopay, prepopulated forms (when they're actually functioning), and email reminders (again, when they're operational) are convenient features.
Cons
I have experienced situations where Web Self Storage goes offline without any explanation or response from their support team. It's frustrating, especially during the beginning of the month when I rely on the software the most. Phone calls go unanswered, and their web contact form is broken, leaving me without any options for assistance. I strongly advise against relying on this software for your business. The system also has bugs and issues that I've reported to their support team, but it takes an unacceptable amount of time, usually six to 12 months, to receive a fix.

“Web Self Storage success
Pros
We have been utilizing the program for 3 years. Initially there were a few glitches they were resolving. Now, it appears most of the issues have been resolved. We receive excellent support from Web Self Storage. They are pleasant to work with and always ready to assist us in any way possible. Posting a customer's move-in is fantastic; the forms are printed upon completion of the entry. The reports are incredibly helpful in managing our self-storage business. They provide valuable insights into customer activity, rent and sales data, and comparisons. Finding customers, processing payments, and entering contracts is made easy. The company keeps records of all letters and statements sent to our customers. Support is readily available for any questions we have. The program offers templates for contracts, letters, late notices, and more. Modifying the written content can sometimes be a bit challenging, but with the help of customer support, we can overcome any obstacles. They now provide informative online webinars, which offer time-saving information and introduce new features. I highly recommend this program.
Cons
Adjusting the letter templates and getting the spacing right can be a bit time consuming.

Pros
It's incredibly easy to use. The "Dashboard" is an excellent feature that quickly directs you to what you need for your customers.
Cons
I have been using the software for over two years, and while there have been a couple of issues, the tech support team has been responsive and quick to fix the bugs.

“Product Is Great!!
Pros
The mobile walkaround feature is what I love about Web Self Storage. When I perform a lock action report and come across a unit that requires cleaning due to an overnight move out or has a rusted door handle or broken latch, I can simply take a photo and attach it to the customer's storage unit digitally. Once I finish the walkaround and return to the office, I can log into the same website and access those attached photos, documenting the history of my units. It's convenient not having to email myself photos or create separate folders on my computer for documentation. Additionally, the call center is worth checking out. Although it incurs a monthly expense, it brings in an average of 3 move ins per month for my storage facility because someone is always answering the phone. They can also make U-Haul reservations for your store if you're a U-Haul dealership, and they provide notes for customer storage units and more. This product helps me save money on payroll. For $45.00 a month, I can perform all the tasks I listed and more. That covers the monthly rent of one of my 5x5 customers, making it worthwhile.
Cons
I'm currently frustrated with the speed at which the ledger updates with reversals, and its reporting and display features. It takes some time to understand the program, like any unfamiliar software. The walk around list display doesn't allow for room numbers to be displayed in numerical order, so I had to spend five hours individually editing 436 rooms to create a more convenient walk around report.

“Great option for Self-Storage Software
Pros
As someone who likes to stay ahead of the curve, I was keen on managing a location remotely. When I discovered that WSS offered this solution, I immediately seized the opportunity. The support staff at the contact center has been incredibly helpful in setting up the Remote Move In process, and I believe this is the direction the self storage industry is heading. The quality of the reports associated with WSS is something I genuinely appreciate; they are easy to read and filled with valuable information. The software has a sleek, modern look that is very intuitive. Customer service is usually responsive and capable of resolving any issues we encounter.
Cons
The remote move in process is relatively new, so there are some expected issues. The staff at the contact center is also new and not fully familiar with the process which has cost us sales in the past. Customers who were ready to move in had to go to our competition due to the contact center's inability to complete the task. However, I understand that it's a transition period,and the support team has been helpful in communicating with me and working towards resolving the issues.

Pros
Certain aspects of the new WSS software are an improvement. For example, now you have the option to delete a credit card charge before saving, in case you accidentally entered the incorrect amount.
Cons
Tech support removed the message box on the "letters" feature, leaving me with no way to correspond with clients regarding a letter unless I send another separate email. This has been reported as annoying by clients who receive two emails. The reason given by tech support (concerns about clients mistaking it for spam) doesn't seem valid to me. I strongly request the message box to be added back to the letters feature. I was told my name would be added to a complaint list about this, which should indicate that other Web Self Storage users want the feature back. Additionally, I'm unable to retrieve information on past clients, which would be beneficial and time-saving for me, especially considering I have many returning clients in a college town.

“Easy way to manage self-storage business
Pros
I absolutely loved the complimentary tech support for the first 120 days. It was instrumental in helping us set up and fully integrate the software for payment processing. The integration of tenant insurance was also extremely helpful, as we didn't have the capability to offer it before.
Cons
The pricing might be a bit steep for some individuals, and not all the additional services are necessary for everyone. Nevertheless, it is worth every penny.

Pros
There are specific features on this software that I prefer compared to our other one. We own 3 facilities and use this software at only 1 of them, our smallest. It offers more options, including the ability to purchase insurance for our customers, which I really appreciate.
Cons
It can be frustrating when the system fails to register that I've saved and closed a customers profile. Sometimes, when another user tries to log in, it shows the profile as still open, preventing access. This issue needs to be addressed.

“Great Improvement from Old Version

It is easy to use and navigate, making it simple to train new users. It's highly functional on mobile devices even for administrative tasks. The payment merchant options are cost effective. The software offers numerous automated functions. The recent additions have completely turned it around, and improvements are being made swiftly. This software is easily one of the best available! It's incredibly cost effective and user friendly for single or multiple stores. It allows us to access contact information for new customers nationwide through the U-Haul database.
Cons
The new version of the software needs improvements in revenue management. It should have more reliable centralized mailing reporting and better reporting for Mobile Digital Walk Around (inventory). The API is currently not very useful. Digital signatures on contracts are still basic and should have an API link with a fully functional eSign software or integrated eSign functions connected to a kiosk app or a website link. The customer portal is still branded like Uhaul and cannot be customized for company designs or simplified to remove branding.

Pros
Since the recent major update the software has become easier to use. It is now integrated with the security gate and allows for automated or personalized communication with customers. The help chat staff is knowledgeable and efficient, and the wait time is usually short. It's also easy to print leases using tenant information. Considering the price, it's unbeatable!
Cons
The lease doesn't include integrated photo IDs, although there are prompts to make copies separately.

Cons
Occasionally, the system experiences downtime. The retail functionality could be more intuitive when it comes to selling merchandise. I find the retail point of sale functionality and reports tools to be quite limiting.

Cons
I don't have complete control over how rooms are listed and described. I would prefer my units to be labeled as "temperature controlled rooms" instead of "climate controlled rooms," but unfortunately, that cannot be changed. Additionally, I'd like the site map to be more user-friendly, with site links. It would be convenient if the customer's information automatically populated on the right side of the screen when hovering the mouse over a unit.
