Pricing is definitely an important factor. The software has all the necessary features for the self-storage business, and tenants receive timely information. It's easy to use and the customer support team is exceptional. The representative always answers my calls and provides the most helpful assistance. I never have to wait on hold but reach her directly. When I don't understand something, she patiently guides me through it. She is probably the main reason for the fantastic reviews.

Cons

Some of the features are not immediately apparent, but once you understand the system, they make sense. I am still learning, but overall, it is relatively easy to use.

As individuals in our mid-60s, there was a learning curve involved with any new program. After becoming familiar with it, the software has improved. However, our electronic gate access is not compatible with the program, and it would also be beneficial to have the ability to make batch payments.

It would be helpful to have more personalized assistance to further understand ways to improve the efficiency of managing all of my storage. After almost two years of using the program, I would appreciate guidance on undiscovered features. I believe this is possible, but I haven't had the opportunity to discuss it with anyone yet.

The sales and support staff initially responded promptly and genuinely wanted to help. However, the deficiencies in the program's data upload became unbearable, and the staff decided we were "no longer a good fit." We never reached the activation stage due to repeated upload failures, so we couldn't assess any pros of this platform.

Cons

I attempted various methods to provide existing contract information, both through direct entry into the online account portal and by using the provided spreadsheet. Despite having experience in managing electronic data and spreadsheet manipulation, I encountered repeated crashes and failures with both approaches. Experiencing these input failures led to frustration, which was evident in my emails to the support staff. As a result, the customer relationship was terminated by webselfstorage before it could truly begin.

This software offers extensive functionality, and its ease of use is refreshing. The technical and administrative support surpasses any other experience I've had. Support is available through live chat, phone, or email, and the professionals I worked with provided the assistance I needed. They ensured that all my questions were answered without any lingering uncertainty. They quickly addressed a specific question we had and provided step-by-step instructions. They also followed up with an email, outlining the steps in case we needed them later. This software covers all our self-storage needs at a reasonable price. WebSelfStorage goes beyond being a typical unit management software. It encompasses every aspect of facility tasks, financials, off site and on site communications, demographics and comprehensive reports for running a secure and professional business. We have tried other programs, but this one offers the best coverage for all storage-related tasks, reports and accountability. While minor adjustments may be required for personalization, it is a plug and play, multi user, full service platform that fulfills all our needs and more!

Cons

There are very few disadvantages. One aspect I would like to see changed is related to payment posting. The program emphasizes constant accountability and makes it difficult for a dishonest employee to engage in fraudulent activities. However, the inability to pre-date a payment is inconvenient. All payments are dated based on the actual date they are entered, even if they arrive late. While there are internal adjustments available, there is no flexibility in adjusting received dates. We experienced an incident where a staff member was on vacation, and the inflexibility of payment posting became an issue. Although we adjusted the accounts to reflect the actual payment arrangements, the system dated all payment postings for the date entered after the staff member's return. It would be beneficial for smaller facility users like us to have more flexibility in this regard.

I strongly dislike this software. There is absolutely nothing I appreciate about it. It is not user-friendly. It consistently performs poorly. The IT support is unhelpful and often seems unaware of the situation. I've been waiting for them to fix issues for over a year now.

Cons

The software has been unable to send reminders for over a year now, and despite their claims of working on it, there hasn't been any progress. On the first day of the month I couldn't log into the system, and there was no explanation provided via email. After being on hold with customer service for 30 minutes with no response, I gave up. Additionally, the IT team has been unable to resolve the issue of generating a new lease every time I take payment at one location but not the second. Numerous other issues persist as well.

Autopay, prepopulated forms (when they're actually functioning), and email reminders (again, when they're operational) are convenient features.

Cons

I have experienced situations where Web Self Storage goes offline without any explanation or response from their support team. It's frustrating, especially during the beginning of the month when I rely on the software the most. Phone calls go unanswered, and their web contact form is broken, leaving me without any options for assistance. I strongly advise against relying on this software for your business. The system also has bugs and issues that I've reported to their support team, but it takes an unacceptable amount of time, usually six to 12 months, to receive a fix.

We have been utilizing the program for 3 years. Initially there were a few glitches they were resolving. Now, it appears most of the issues have been resolved. We receive excellent support from Web Self Storage. They are pleasant to work with and always ready to assist us in any way possible. Posting a customer's move-in is fantastic; the forms are printed upon completion of the entry. The reports are incredibly helpful in managing our self-storage business. They provide valuable insights into customer activity, rent and sales data, and comparisons. Finding customers, processing payments, and entering contracts is made easy. The company keeps records of all letters and statements sent to our customers. Support is readily available for any questions we have. The program offers templates for contracts, letters, late notices, and more. Modifying the written content can sometimes be a bit challenging, but with the help of customer support, we can overcome any obstacles. They now provide informative online webinars, which offer time-saving information and introduce new features. I highly recommend this program.

Cons

Adjusting the letter templates and getting the spacing right can be a bit time consuming.

Pros

The mobile walkaround feature is what I love about Web Self Storage. When I perform a lock action report and come across a unit that requires cleaning due to an overnight move out or has a rusted door handle or broken latch, I can simply take a photo and attach it to the customer's storage unit digitally. Once I finish the walkaround and return to the office, I can log into the same website and access those attached photos, documenting the history of my units. It's convenient not having to email myself photos or create separate folders on my computer for documentation. Additionally, the call center is worth checking out. Although it incurs a monthly expense, it brings in an average of 3 move ins per month for my storage facility because someone is always answering the phone. They can also make U-Haul reservations for your store if you're a U-Haul dealership, and they provide notes for customer storage units and more. This product helps me save money on payroll. For $45.00 a month, I can perform all the tasks I listed and more. That covers the monthly rent of one of my 5x5 customers, making it worthwhile.

Cons

I'm currently frustrated with the speed at which the ledger updates with reversals, and its reporting and display features. It takes some time to understand the program, like any unfamiliar software. The walk around list display doesn't allow for room numbers to be displayed in numerical order, so I had to spend five hours individually editing 436 rooms to create a more convenient walk around report.

Great option for Self-Storage Software

As someone who likes to stay ahead of the curve, I was keen on managing a location remotely. When I discovered that WSS offered this solution, I immediately seized the opportunity. The support staff at the contact center has been incredibly helpful in setting up the Remote Move In process, and I believe this is the direction the self storage industry is heading. The quality of the reports associated with WSS is something I genuinely appreciate; they are easy to read and filled with valuable information. The software has a sleek, modern look that is very intuitive. Customer service is usually responsive and capable of resolving any issues we encounter.

Cons

The remote move in process is relatively new, so there are some expected issues. The staff at the contact center is also new and not fully familiar with the process which has cost us sales in the past. Customers who were ready to move in had to go to our competition due to the contact center's inability to complete the task. However, I understand that it's a transition period,and the support team has been helpful in communicating with me and working towards resolving the issues.

Certain aspects of the new WSS software are an improvement. For example, now you have the option to delete a credit card charge before saving, in case you accidentally entered the incorrect amount.

Cons

Tech support removed the message box on the "letters" feature, leaving me with no way to correspond with clients regarding a letter unless I send another separate email. This has been reported as annoying by clients who receive two emails. The reason given by tech support (concerns about clients mistaking it for spam) doesn't seem valid to me. I strongly request the message box to be added back to the letters feature. I was told my name would be added to a complaint list about this, which should indicate that other Web Self Storage users want the feature back. Additionally, I'm unable to retrieve information on past clients, which would be beneficial and time-saving for me, especially considering I have many returning clients in a college town.

I absolutely loved the complimentary tech support for the first 120 days. It was instrumental in helping us set up and fully integrate the software for payment processing. The integration of tenant insurance was also extremely helpful, as we didn't have the capability to offer it before.

Cons

There are specific features on this software that I prefer compared to our other one. We own 3 facilities and use this software at only 1 of them, our smallest. It offers more options, including the ability to purchase insurance for our customers, which I really appreciate.

Cons

It can be frustrating when the system fails to register that I've saved and closed a customers profile. Sometimes, when another user tries to log in, it shows the profile as still open, preventing access. This issue needs to be addressed.

It is easy to use and navigate, making it simple to train new users. It's highly functional on mobile devices even for administrative tasks. The payment merchant options are cost effective. The software offers numerous automated functions. The recent additions have completely turned it around, and improvements are being made swiftly. This software is easily one of the best available! It's incredibly cost effective and user friendly for single or multiple stores. It allows us to access contact information for new customers nationwide through the U-Haul database.

Cons

The new version of the software needs improvements in revenue management. It should have more reliable centralized mailing reporting and better reporting for Mobile Digital Walk Around (inventory). The API is currently not very useful. Digital signatures on contracts are still basic and should have an API link with a fully functional eSign software or integrated eSign functions connected to a kiosk app or a website link. The customer portal is still branded like Uhaul and cannot be customized for company designs or simplified to remove branding.

Since the recent major update the software has become easier to use. It is now integrated with the security gate and allows for automated or personalized communication with customers. The help chat staff is knowledgeable and efficient, and the wait time is usually short. It's also easy to print leases using tenant information. Considering the price, it's unbeatable!

Cons

The lease doesn't include integrated photo IDs, although there are prompts to make copies separately.

I don't have complete control over how rooms are listed and described. I would prefer my units to be labeled as "temperature controlled rooms" instead of "climate controlled rooms," but unfortunately, that cannot be changed. Additionally, I'd like the site map to be more user-friendly, with site links. It would be convenient if the customer's information automatically populated on the right side of the screen when hovering the mouse over a unit.

Having the option to search using either the room number or client name makes it simple to find the right account. Saving payment types is convenient and makes payment processing easier for us and our clients. Auto pay is fantastic�I wish every client would choose this option!

Cons

I prefer minimizing mouse usage, so it would be great to have keyboard shortcuts for performing functions. When processing a payment, it would be convenient to be able to tab out of the payment amount and move to the payment type.

I am still new to WebSelfStorage but I'm quickly discovering its capabilities. The Sitemap is an excellent tool that not only helps customers find the right unit but also speeds up the move-in process at the facility. I can't praise the team enough. Their guidance has been absolutely phenomenal. As a first-time storage facility owner, I would feel lost without their help. I've had numerous questions, and they consistently offer timely, patient, and thorough explanations. What's even better is that the team is easy to reach. Best self storage managemetn software for the money!
Pros

We have used WebSelfStorage at multiple facilities over the years and have always found it easy to use, both for managers and customers. Our accounting team also finds it user-friendly. Considering the price, we have an easy-to-use management software, extremely low credit card processing fees, a built-in tenant insurance program, and a listing on Uhaul.com. We couldn't find all these benefits in one place, especially at such an affordable price. While setting up our most recent self-storage facility on WebSelfStorage, the technical staff was incredibly helpful. Even our call center agents have praised the WebSelfStorage staff for their ease of collaboration. We highly recommend this software for independent self storage owners and operators.

Cons

They still need to work out some bugs to ensure fully functioning online rentals.

Pros

Initially I found the program intimidating, but with the help of a representative, it now seems easy. Being 73 years old, I learn better through hands on experience. The guidance provided by me and my team has been immensely helpful. Ofcourse there is always a learning curve with any new program, but I am grateful to have supportive assistance on the other end.

Cons

It takes longer to process an application. I'm sure it will become faster with time. This is only our first week using the new program. If you're planning to switch to WebSelfStorage, I recommend doing so after the 10th of the month as it will make the transition much smoother.

Shalimar Self Storage Converts to WSS from Sitelink
Pros

"I had worked for U-Haul Moving and Storage in various positions, so I was familiar with the value of the program and the operating system. Moreover, our location was already a U-Haul Dealer, so becoming a self-storage affiliate was an obvious choice. This platform is much more affordable compared to what Sitelink used to charge us monthly for an inferior product, in my opinion. While we do pay extra for the call center, it has helped us answer tenant questions and handle payments and reservations outside of office hours. Centralized mailing has had a significant positive impact on our company. Previously, we would spend days typing up rate increase letters and auction notices, and many of them never got mailed. With WebSelfStorage, we have letter templates for common storage industry actions, which can be directly mailed to our customers at standard postage costs. It's wonderful when the whole system works together seamlessly�it reduces the hassle. The latest version is much more user friendly than before. The support we have received since signing up in June has been impressive. In the past, extended support would come at an additional cost but now we can easily contact a representative outside of our setup window."

Cons

Previously, customer support over the phone incurred charges for customers. However, with the new version of WSS, it's much easier to get answers to any questions you have. Sometimes there might be a wait if they're busy, but once you speak to a representative, they make it very simple to access their assistance when needed.
