Stay away from Yardi.

Pros

This software is incredibly robust, requiring a dedicated team of full-time individuals to ensure its smooth operation.

Cons

It's too confusing to use. The complexity and complications make it difficult to understand what's going on. Ensuring accurate property information is crucial, or it can cause major issues. We faced problems where units didn't get billed because tenants switched to a month-to-month lease, causing the system to stop billing. We had to manually update the billing data for all our units to 2099. This was just one of the numerous issues we encountered.

Cons

Yardi Breeze is surprisingly easy

Pros

I appreciate the convenience of the CHAT button, as it allows me to reach out to someone for assistance when I encounter any difficulties.

Cons

As a new company, it would have been beneficial to receive training on advanced features. I would like to learn how to generate monthly reports and other tasks. I faced some difficulties in finding the reports I needed (I couldn't recall their names). For example, we need to pull a rent roll and have reports for monthly move-ins, move-outs, vacancies, etc. I eventually found them, but it required either asking or stumbling upon them while searching for something else.

I anticipate that it will become easier as we progress.

Cons

We have to go back to the beginning of the year for each property, which has made the setup process a bit challenging. It would have been helpful to have someone on-site to assist in getting familiar with the Breeze software, rather than relying solely on webinars.

User friendly but missing many basic features

Pros

The system's ease of use is fantastic, especially considering that the onboarding process provides detailed instructions on its usage. I taught myself by watching instructional videos, and the e-payment feature functions as expected.

Cons

We transitioned from Yardi Genesis, a software from around 1996, which had basic features that Breeze lacks. Here are a few examples: Reports - It's not possible to generate a report with all tenant information for exporting. Unit reports - There's no report that displays unit types along with the units. AdHoc reports - Breeze introduced this as a new feature, but it's not quite ready for release. For instance, they have a feature to enter tenants' vehicle information, but it can only be accessed from the tenants' page. If you want to search for a specific car type or license plate number, you can't do so. They added an AdHoc feature to address this, but it lacks the ability to sort for current/past/future. Breeze doesn't have occupancy reports or a comprehensive vacancy report. The vacancy report only pulls information from the last month selected, without indicating this limitation. We discovered this after almost two years, so we were reporting incorrect information. These are features that Genesis didn't offer, but I'm disappointed they're missing in Breeze. Additionally, Breeze lacks the ability to create email signatures and restricts sending tenant statements for outstanding balances to only the admin or property owner, not regular users. Editing a payment error is cumbersome, as you can't edit it before closing the batch and it requires multiple steps to delete. The support team's knowledge in chat is mainly limited to the help section.

Sometimes, I have to navigate through multiple drop-down menus to find the information I need. When processing Security Deposit returns, it automatically prorates the rent based on the actual move-out date rather than the notice date.

They're awesome when Live Chat is available

Pros

The live chat feature is amazing for the most part, especially when the support team is available. I've only had one or two negative experiences with an employee who wasn't familiar with the specific issues I was dealing with.

Cons

There are occasional glitches and user errors that I can't always resolve without live chat assistance. Unfortunately, live chat support is not always available when I need it.

Yardi Breeze, being web-based and user-friendly, allows us to access our information from anywhere, which is the best aspect of it.

Cons

Coming from Voyager, I've noticed that some of the highly usable features were lost in Breeze. For example, the copy feature is not as intuitive as it was in Voyager. It seems that Breeze has several limitations.

Prior to switching to Yardi, I relied on Excel and QuickBooks to manage properties and payments. Yardi Breeze has streamlined property management for me, enabling easy tracking of tenants, leases, maintenance requests, expenses, and vendors. And the best part is that I can do it all from any location! Whether I'm in the office or out in the field, everything is consolidated in one place.

Cons

Yardi consistently updates its software to provide the best features for users. If I ever come across something that could be improved, I can provide feedback, and Yardi's engineers take every suggestion into account to deliver the best user experience.
