A trusted companion for a decade.
Pros

Realpage has been my trusted companion for a decade now. Occasionally, we experience outages and bugs that need to be resolved, but the amazing team at Realpage always gets us back up and running promptly!

Cons

Like any software, the occasional outages and freezing up can be frustrating.

It's alright if you are required
Pros

I have to admit that I am not a fan of the colors used in the system. It is difficult for me to think of any specific feature in RealPage that I genuinely like or prefer, especially when comparing it to my experience with other software solutions.

Cons

Everything seems more difficult than it should be from navigating the resource library to using the platform itself. My experience with customer service interactions has been unhelpful, and vendors also have negative experiences. The invoice process involves too many unnecessary steps.

Pros

Setting up leases is relatively easy, but I find it difficult when it comes to inputting renewals, terminations, and similar tasks.

Cons

In the first two years, they locked the increases at 3%. However, in the third year I received notice of a cost increase by 5% or CPI, whichever is greater. This year, I was again notified of a 5% or CPI increase, whichever is greater. Since most of my Common Area Maintenance charges are capped at 3%, we are losing 2% annually that I cannot pass on to my tenants. Its important to ensure they include a cap on their increases before signing the contract.

Pros

I find great satisfaction in using the asset optimization feature of the software. It allows us to precisely track our rental prices and compare them to the market. The feature is pretty much user friendly and consistently provides fast results when working with clients.

Cons

One aspect of the software I dislike is that it immediately shows the cheapest price as available today, rather than the earliest date possible. It might be a setting error on our end, but it creates a marketing hurdle because the client wants the cheapest rate even though it is not possible until three days in the future.

There is absolutely nothing positive I can say about it. Getting good assistance is close to impossible. Its important to realize that by using this software to make my life easier I am causing my clients a lot of hassle and wasting their time.

Cons

Its a constant struggle to receive competent assistance. Whenever I upload insurance documentation, the person on the other end fails to understand it properly because they lack the necessary education on reading insurance documents. Even if the items do not match word for word, they cannot see that its still valid. They strictly follow a checklist, deeming anything that does not meet it as wrong. This is incorrect because insurance contracts often use different verbiage that may not align perfectly with their requirements. However, conveying this to them requires multiple phone calls and emails. Its very much annoying that I waste around eight hours for something that should only take 30 minutes.

Pros

I made my rental payment through the portal but there are glitches where payments are not reflected and anyone can access the information. This raises concerns about security and privacy.

Cons

There are no security controls in place, leaving personal information of thousands of individuals/companies accessible to anyone. I had to cancel all my banking accounts as a result.

Pros

It involves low-income housing, leasing and HUD integrations.

Cons

They claim to support the Chrome browser but they fail to mention that you cannot use the same browser with any other software/vendor that stores information in the "cookie" file. This essentially forces you to dedicate a single browser solely for their software.

Pros

To be honest, I am dazed by all the negatives, so it is really difficult to find something positive. If I had to choose something, I did say that I can usually log in (although thats not always the case).

Cons

The rollout of the software was an absolute disaster. They migrated all our accounting data in the middle of the month, leading to a series of accounting errors that had to be manually fixed. While the rollout team was pleasant, they lacked adequate training. They provided us with advice that was completely wrong, resulting in us having to undo and redo everything the right way. The reports and search function are both laughable, and the training provided is practically useless. Whenever you have a question, they direct you to a 27-minute "training" video that covers 313 irrelevant things before addressing the topic you actually needed assistance with.

Expensive and missing some expected features
Pros

Its relatively easy to use and provides a decent amount of pre-existing training data. Its great for those who are not familiar with comprehensive reports and customization options.

Cons

This software should have the capability to send text messages to all tenants at a property simultaneously, but it does not. The canned reports are insufficient and if you already know what reports you need, you have to pay extra to access them which should be included in standard software features. The customer service is terrible and time-consuming as you get bounced around to individuals who seem unfamiliar with the software and are located overseas. The price is too high and while they pitch the a la carte pricing as a positive, its not. You need a relatively high unit count just to use their software.

Very poor Vendor Support
Pros

Its easy to view the status of the companies I support as a vendor.

Cons

I use Real Page Vendor Credentialing and they claim that Credential Key simplifies compliance, which is not true. Its nearly impossible to reach someone over the phone and even if you do, they do not resolve the issues effectively. Different individuals provide conflicting answers. The website does not allow submission of documents if they exceed a certain size which is a problem for lengthy insurance documents. Emails seem to get "lost" until I call and have someone specifically search for them. Dealing with customer support is an extremely painful experience.

Not a Great Value for Customer Facing Front End Users
Pros

The only reliable aspect of this software is being able to view competitor rents. However, the lack of credibility, reliability, and ease of use in other parts of the system is concerning, even though it might be due to integration errors and the owners responsibility.

Cons

I am very much disappointed by how frequently the overall feel of the product changes. It takes too many clicks to access key features and there is a lack of proper training provided by administrators or account managers. Moreover, the data provided is often unreliable which hinders my ability to best assist my customers.

Cons

Pros

Realpage offers me a user-friendly interface that presents all the necessary information at a glance. The dashboard provides easily understandable visual graphs and charts for new lease rents, revenue, and revenue trends.

Cons

Pulling reports is quick but most of them have formatting issues that make printing or finding the necessary information challenging. In our case (we only use Yieldstar), its rather pointless to be directed to the home page when we only have one option to choose. I wish there was a way to set the dashboard as the default home page.

Great Management Software
Pros

Having used OnePage for over 5 years, I can confidently say that Onesite has perfected it! Other programs are still trying to catch up, but Onesite does it all. Tracking, changing, receiving and paying bills is pretty easy now with this comprehensive solution. It is truly a one-stop shopping experience!

Real Page for Property Management is an excellent tool for efficiently managing my community. I can easily locate and generate the necessary reports, as well as handle prospective and current residents. All the information I need is readily available!

Cons

Honestly, my least favorite aspect of the software is the advertising. Whenever I use the software and search for information on Google, Real Page advertisements pop up all over my personal accounts, like Facebook.

Despite having limited features, the software is fairly intuitive. The reports are generally accurate, clean and easy to generate. Managing residents and ledgers is pretty simple and easy to learn.

Cons

I used Realpage a few years ago, but after switching to a newer software, I realized the flaws with Realpage. The functionality was extremely limited, and the system only worked properly on Internet Explorer. It did not support multiple tabs which made certain projects difficult and time-consuming. The interface appeared outdated and if any issues arose, customer support was nearly non-existent, leaving you to solve problems on your own. Overall, the system lags behind competitors by 5 to 10 years.
