“Disappointing lead quality and poor ROI
Pros
I used CINC for more than two years. The platform is technically solid but the leads I received were often disappointing in quality.
Cons
A lot of the leads I received were not very useful. Many were long-term prospects like people planning to buy in one or two years, just watching the market or waiting for a lease to end. Others were not serious at all like folks who just wanted to see inside a building or check out views from a high-rise. Some leads were even outside my service area sometimes more than 25 miles away with no good way to filter those out. I also got leads from people in prison which I caught using Forewarn, interior designers just browsing and curious neighbors. Plus the return on investment really wasn't there especially compared to building real relationships. I also had to ask multiple times to tone down the AI-generated messages as they felt too pushy and didn't sound like me at all. The market reports were too generic as I'd never send something like that to a serious client. I brought these issues up with my rep, then others and even escalated the situation but nothing really changed. Their training encourages a one size fits all, scripted approach. That might work in some markets but if you value personalized service, I'be very cautious.

“Poor customer service and billing issues
Pros
The leads that sign up through the site rarely seem genuinely interested in connecting. They do not answer calls or return them and overall the quality of the leads has been pretty low.
Cons
Well the customer service is really poor. I gave a full month's notice to cancel and they still charged me. So I would not recommend them.

Pros
I have been with CINC for over a decade and really love it. The platform gives you all the knowledge you need to succeed but if you are willing to put in the effort. And the monthly cost has definitely paid for itself many times over.
Cons
It is a little expensive compared to other platforms out there.

The site is well-structured and organized. I also like the communication tools and the info we receive though many leads do not end up following through.
Cons
Most of the leads that come through are not really true leads as they have not been pre-qualified or screened to see if they are actually serious about moving forward.

Pros
We receive a high volume of leads and the filtering tools do a good job helping us pinpoint the most promising ones.
Cons
Like any lead source, many don't turn into sales but that is just part of the game not really a con, just reality.

I really like clearer explanations of what all the icons and toggles on the site's dashboard actually do. As I feel like it would make the whole experience a lot easier to use.
Cons

CINC offers excellent automation features and integrates smoothly with tools like the Mojo dialer for lead outreach.
Cons
The app has always been glitchy. It freezes almost every time I open it first thing in the day and the task/reminder dashboard changes have not helped. So yes it could really use some improvements.

CINC is very user friendly and has so many functions I probably have not even discovered yet.
Cons
As the superuser for our brokerage, I would love to join CINC Mastermind but since I am not the broker/owner, I cannot. Also I wish I could mass text or email my entire database at once instead of in batches of 100.

The system works well and offers plenty of options. The AI features are especially helpful.
Cons
There is a steep learning curve for agents and very few leads actually become solid prospects. The request a showing feature seems completely broken as so many people accidentally trigger it.

Pros
I love the live dashboard summary and how quickly I can access detailed information.
Cons
Having every listing update added to the notes makes it hard to find previous contact notes. I have started summarizing new info in the original pinned note along with the initial details.

“Fantastic CRM with a steady lead flow
Pros
The CRM dashboard is fantastic and easy to use. We get a steady flow of leads every month. I have always called CINC the Chick-fil-A of real estate because their customer service is that good.
Cons
This is not just a CINC issue as it's an internet lead problem in general. It feels harder to get in touch with leads lately. Plus I would love better sales funnels built into social media ads with retargeting included. Maybe that's available but I have not seen it.

CINC CRM virtual assistance we get is super helpful. I would say it was a total game-changer when I am too busy to respond right away.
Cons
Once or twice it has happened that the virtual assistant responds after I have already handled the message.

It is easy to find our way around and the text and email notifications keep me updated without any hassle.
Cons
I wish the gifting options were broader. It's much easier to organize notes in the app than on desktop which is frustrating. Even with filters, it can be tough to find older notes. Also the secondary contract is tucked all the way at the bottom so we have to click to see it, which is not ideal.

I'm a huge fan of everything about this platform, the website is so easy to use, the client management system keeps us perfectly organized and the lead generation tools are absolutely fantastic.
Cons
The price is my main issue, it is quite expensive though I suppose the quality justifies the cost.

It works with almost any software I use and automatically records every interaction, phone calls, texts, emails, you name it.
Cons
Well the mobile app does not have all the features and trying to use the main website on Safari is even more frustrating.
