Key Takeaways

Generated from the text of customer reviews

CINC is a real estate CRM and lead generation platform. It is used by real estate agents, teams, and brokers mainly in residential brokerage operations. Users often highlight its lead management and centralized workflow as strengths. However, customer support is a common point of criticism. The company continues to refine the platform, including efforts to improve client communication through tools like video messaging.

Our Verdict

CINC is a strong option for established real estate teams and brokerages that manage a steady flow of leads and need support turning opportunities into closed deals. While the cost may feel high for smaller agencies, larger organizations are more likely to see long-term value. We recommend it for growing real estate businesses that want support for ongoing sales efforts and sustained business growth.

What Is CINC CRM?

CINC (Commissions, Inc.) CRM is a comprehensive, all-in-one real estate platform designed to empower agents, teams, and brokerages to generate and convert more leads. It offers advanced lead generation tools, including advanced Google and Facebook advertising management, coupled with a powerful customer relationship management (CRM) system for lead organization and pipeline management. This enables businesses to nurture prospects effectively and streamline their sales processes.

What Is CINC CRM Best For?

The platform is well-regarded for its ‘CINC AI’ feature, an optional add-on built to keep lead conversations active at all times. It acts like a virtual team member. The feature engages new leads automatically and continues the conversation while collecting useful information about their needs and interests. As the messaging is designed specifically for real estate, interactions feel more relevant and natural. When a lead is ready for direct contact, CINC AI can hand the conversation over to an agent while keeping the full message history available.

How Much Does CINC CRM Cost?

The software’s price starts around $899–$1,500+/month, based on estimates. Businesses can also choose from four different CINC CRM price plans. These include:

  • Solo – one user
  • Ramp – up to four users
  • Pro – up to 49 users
  • Select – 50+ users

All plans are available at customized pricing and can be tailored to fit your organization’s specific requirements. Add-ons are also available, including CINC AI with a starting price of $200/month and Dialer with three lines for $75/month. Moreover, organizations may also incur additional costs depending on their selected features, integrations, and other requirements. Estimated additional expenses may include:

  • Implementation Fee: $1,000–$5,000 one-time
  • Data Migration: Usually custom-priced, often several hundred to several thousand dollars depending on data volume
  • Onboarding And Setup: Generally included in implementation costs, but may range from approximately $1,000–$5,000 if charged separately
  • Staff Training: Often a few hundred to several thousand dollars depending on team size
  • Lead Generation Ad Spend: $500–$5,000+/month depending on market and campaign size
  • Custom Integrations: Usually custom-priced, often several hundred to several thousand dollars
  • Taxes And Payment Processing Charges: Varies by location and contract terms

Users frequently describe CINC CRM as a premium-priced platform that can be costly for smaller teams. While many feel the lead generation and CRM tools justify the investment, others note that implementation, training, and other potential additional expenses can significantly increase the overall cost. However, large organizations may find investment worthwhile.

CINC CRM Use Cases

Based on our analysis of user reviews and CINC’s current capabilities, we have identified key scenarios where this platform is a good fit for real estate teams:

New Real Estate Teams Setting Up Their First Lead System

New teams often need a clear starting point for handling online inquiries without building complex workflows from scratch. CINC is often used in these situations because it gives teams a single place to manage incoming leads from the beginning. This helps reduce early confusion when processes are still being defined. It also allows teams to focus more on client conversations rather than figuring out how to organize information across different tools.

High-Volume Teams Dealing With Steady Inbound Leads

Some teams deal with a constant flow of online inquiries, especially from paid campaigns and listing traffic. In these environments, CINC is commonly used to keep incoming leads visible and manageable in one place. It becomes particularly useful when response timing matters and delays can affect conversion. Teams often rely on it to maintain order when lead activity increases during peak market periods.

Brokerages Running Consistent Online Advertising Campaigns

Brokerages that invest heavily in digital advertising usually need a direct path from lead capture to agent follow-up. CINC is often used here to keep incoming inquiries connected to ongoing campaigns without losing context. This makes it easier for teams to understand where leads are coming from and how they should be handled. In practice, users tend to value how it supports day-to-day coordination around advertising-driven demand.

Multi-Agent Teams Managing Shared Lead Distribution

Larger teams often struggle with deciding how leads should be divided and followed up on across agents. CINC is used to bring more structure to that process. It helps teams keep track of which agent is responsible for which conversation, especially when lead volume changes quickly. Over time, this reduces overlap and makes follow-ups easier to track across the group.

Is CINC CRM Right For You?

Many real estate professionals struggle to keep up with incoming leads while also managing ongoing client relationships in a structured way. CINC is built to address this gap. It is the right pick for professionals in the real estate industry, including solo agents and larger brokerages. It combines several tools in one platform, with a strong focus on lead generation and client management.

Trusted by over 50,000 agents, the system includes features that help users capture and follow up on leads efficiently, contributing to a steady workflow. It is built to scale, meaning it can accommodate teams of different sizes while maintaining performance.

Poor customer service and billing issues

Pros

The leads that sign up through the site rarely seem genuinely interested in connecting. They do not answer calls or return them and overall the quality of the leads has been pretty low.

Cons

Well the customer service is really poor. I gave a full month's notice to cancel and they still charged me. So I would not recommend them.

Disappointing lead quality and poor ROI

Pros

I used CINC for more than two years. The platform is technically solid but the leads I received were often disappointing in quality.

Cons

A lot of the leads I received were not very useful. Many were long-term prospects like people planning to buy in one or two years, just watching the market or waiting for a lease to end. Others were not serious at all like folks who just wanted to see inside a building or check out views from a high-rise. Some leads were even outside my service area sometimes more than 25 miles away with no good way to filter those out. I also got leads from people in prison which I caught using Forewarn, interior designers just browsing and curious neighbors. Plus the return on investment really wasn't there especially compared to building real relationships. I also had to ask multiple times to tone down the AI-generated messages as they felt too pushy and didn't sound like me at all. The market reports were too generic as I'd never send something like that to a serious client. I brought these issues up with my rep, then others and even escalated the situation but nothing really changed. Their training encourages a one size fits all, scripted approach. That might work in some markets but if you value personalized service, I'be very cautious.
