Pros

Keeping both the properties I own and the ones I manage organized is much simpler with this software. At a glance I can tell which tenants still owe rent and which ones are fully current. It also keeps leases and other tenant details together in one place which helps a lot. The rent report feature is something I use regularly to share with tenants and my attorney since it clearly lists paid and unpaid invoices. Another feature I appreciate is that rent payments are automatically applied to the oldest invoice first.

Cons

My biggest complaint is that it doesn't sync with QuickBooks Online.

Pros

After using it to manage my quadplex for more than 8 years I can honestly say it has made a huge difference. The interface is very user friendly so keeping track of rent payments, maintenance requests and other daily tasks is simple. One feature I really value is the maintenance request tool since tenants can submit issues directly through their own dashboard. That level of visibility keeps everyone updated on the status of requests and makes communication much more organized instead of juggling constant text messages. It's also very affordable which matters a lot to me because I don't need any extra integrations I just need dependable functions. Overall I'd definitely recommend it for managing properties efficiently.

Making changes to invoices can be difficult when edits are needed.

Pros

Using this software on multiple platforms has been one of the best parts for me. I regularly switch between my tablet, two phones and the web version and everything stays consistent with no hassle. The responsiveness has been excellent and compared with Quicken and several other tools I've tried, this one has been the most satisfying by far. Another thing I really appreciate is how quickly the team responds whenever I send over a question, concern or suggestion--many times they reply within just a few hours. Since I rely on it across different devices, I also like to think they're getting a broad perspective on performance. I genuinely love this program and it also makes things much simpler for my accountant when I need to run year-end reports or audit reports to catch anything that might be missing. I'm very happy with it.

Cons

One thing that gets a little frustrating is that many of my tenants are older and not very comfortable with technology. Because of that I don't need constant reminders that they haven't been invited to the software yet or repeated prompts telling me I can set up online payments for them.
