What Is VTS?
VTS is a comprehensive property management platform designed for commercial real estate owners, brokers, and property teams. The software provides a single source of truth for leasing and asset management, replacing disparate spreadsheets and tools. VTS offers a streamlined approach to managing deal pipelines, marketing available spaces, and analyzing portfolio performance, enabling teams to operate more efficiently and gain a competitive edge. It also helps with the tenant experience, using tools to connect with residents and enhance their engagement.
What Is VTS Best For?
VTS stands out for its AI Lease Abstraction capability, which automatically extracts critical information from lease documents and converts it into structured, searchable data. Instead of manually reviewing lengthy agreements, commercial real estate teams can quickly identify key terms, obligations, dates, and risks, thereby accelerating lease analysis, improving portfolio visibility, and making faster, more informed decisions.
How Much Does VTS Cost?
VTS price is estimated at $20,000/year based on the industry benchmarks.
In addition to the base price, users should keep the following additional costs in mind:
Implementation And Onboarding: $25,000–$250,000+ depending on data migration complexity, number of properties, and integration requirements
Data Migration And Lease Abstraction Setup: $10,000–$100,000+, depending on lease volume and document complexity
System Integrations: $20,000–$300,000, based on the integration depth
Advanced AI And Analytics Modules: $20,000–$150,000+ annually
Training And Change Management: $5,000–$50,000 depending on team size
Users generally have mixed views on VTS’s pricing, with many recognizing strong value due to its leasing, asset management, and market intelligence capabilities that support complex commercial real estate operations and improve visibility across portfolios. Several reviewers note that the platform can be cost-effective for large real estate teams and enterprise users who rely on real-time leasing data, deal tracking, and portfolio insights to support decision-making. However, some users feel the pricing is relatively high compared to alternative solutions, particularly for smaller teams or organizations with limited leasing volume, and suggest that the cost can be harder to justify without extensive platform usage across a full portfolio.

VTS Use Cases
Based on our analysis of VTS’s features and product positioning, we have identified key scenarios where the platform is commonly used by commercial real estate owners, operators, leasing teams, and asset managers to manage leasing activity, improve portfolio visibility, and support data-driven decision-making:
1. Real Estate Firms Accelerating Property Marketing And Leasing Workflows
Commercial real estate firms often struggle with fragmented marketing materials, disconnected leasing workflows, and limited visibility into tenant engagement. These challenges can slow the process of bringing available spaces to market and make it difficult to identify qualified prospects. VTS addresses this by centralizing property listings, marketing collateral, virtual tours, leasing activity, and engagement analytics within a single platform. By giving leasing teams real-time visibility into prospect interactions and marketing performance, the platform helps organizations capture tenant demand earlier, streamline leasing workflows, and accelerate deal execution.
2. Retail Real Estate Teams Centralizing Leasing Data And Improving Deal Visibility Across Properties
Retail real estate teams managing shopping centers and multi-tenant assets often struggle with fragmented leasing updates across brokers, site teams, and internal stakeholders. Without a centralized system, key details from tenant tours, broker conversations, and leasing activity can become scattered, making it difficult to maintain an accurate view of the pipeline. In the Merritt Properties case, teams needed a more efficient way to track retail leasing activity and consolidate tenant and broker insights in real time. VTS centralizes all leasing data into a single platform, enabling retail real estate teams to monitor deals, capture updates, and maintain full visibility into the leasing pipeline across properties. This improves coordination, reduces missed information, and speeds up retail leasing decisions.
3. Hospitality Organizations Managing Commercial Property Portfolios
VTS is beneficial for hospitality companies that own or operate hotels, resorts, and mixed-use developments that often need to manage lease agreements, tenant relationships, and property performance across multiple locations. Reviewing lease documents and monitoring asset performance manually can be time-consuming and resource-intensive. VTS supports these organizations through AI-powered lease abstraction, portfolio analytics, and asset intelligence capabilities that help teams identify critical lease terms, evaluate performance trends, and make more informed portfolio decisions.
4. Industrial Property Operators Evaluating Market Activity And Occupancy Trends
The platform is useful for industrial property operators managing warehouses, logistics facilities, and distribution centers who must continually assess market demand, occupancy levels, and leasing opportunities to maximize asset utilization. Accessing timely market intelligence and tracking leasing activity across multiple properties can be challenging without centralized tools. VTS helps industrial operators analyze leasing trends, monitor portfolio performance, and access commercial real estate market data, enabling more strategic planning and investment decisions in rapidly evolving industrial markets.

“Centralized information hub”
Pros
Having one central database for leasing information across all of our funds has been the biggest benefit for me. Being able to go to a single place and pull whatever details I need for any asset makes my work a lot more efficient.
Cons
My only frustration really is not with the software itself. I just wish some of our partners and leasing agents would keep the information updated more consistently and treat it as more of a priority.
