What Is LoopNet?
LoopNet software is a commercial real estate search platform that helps investors and tenants discover properties for sale or lease, including office, multi-family, industrial, and retail spaces. Users can explore listings through videos, images, addresses, and financial details and set up alerts for properties that match specific criteria. The platform allows for easy connections with brokers and provides tools to track favorite listings, request more information, or schedule property tours.
What Is LoopNet Best For?
LoopNet is best known for giving a single property listing exposure to both general users and CoStar’s professional subscriber base. CoStar subscribers include institutional investors, corporate real estate teams, and active commercial real estate professionals who use the platform to source properties. With one listing and one payment, brokers can reach both general public searchers and a professional CRE audience at the same time. This is especially useful for mid-to-high value commercial assets where buyers or tenants are typically corporate or institutional decision-makers.
How Much Does LoopNet Cost?
LoopNet price starts at $131/month for the Silver plan. Further plans include:
- Gold: $495/month
- Platinum: $999/month
- Diamond: $1,099/month
In addition to subscription costs, organizations should consider the following potential expenses based on the industry benchmarks:
- Onboarding And Account Setup: $0–$1,000+, depending on team size and listing migration complexity
- Content And Media Production: $150–$2,000+/listing, depending on photography, 3D tours, or drone footage requirements
- Company Listing Plan Setup: $0–$1,500+, covering internal coordination and slot allocation across brokers
- Add-On Production Services: $250–$1,500+/listing, billed separately from the base subscription
- Ongoing Management: $300–$2,000+/month, for staff or agency time managing listings, campaigns, and performance reporting
Reviewers generally describe LoopNet's pricing as higher-priced, particularly for smaller brokerages and individual property owners. Larger firms and active listers generally find the platform's audience reach justifies the cost, while smaller operations frequently note that fees have increased significantly since the CoStar acquisition, making lower-tier plans the more practical entry point.
Disclaimer: The pricing is subject to change.

LoopNet Use Cases
Based on LoopNet’s features and user workflows, we have identified key scenarios where the platform is commonly used by commercial real estate brokers, investors, tenants, and property managers to market listings, search for properties, evaluate investments, and support deal discovery across the commercial real estate market.
1. Property Marketing And Lead Generation For Commercial Listings
Commercial brokers, landlords, and property owners use LoopNet to list and promote office, retail, industrial, and land properties to potential buyers and tenants. The platform is mainly used to increase listing visibility through high-traffic exposure and detailed property pages that include photos, videos, and virtual tours. This helps generate inbound leads and connect listings with interested tenants or buyers more efficiently.
2. Tenant Search And Commercial Space Discovery
Businesses and organizations use LoopNet to search for office, retail, and industrial spaces for lease or purchase. The platform allows users to filter listings by location, property type, size, and price to find suitable options. This helps tenants compare available spaces and shortlist properties before engaging directly with brokers.
3. Investment Property Discovery And Evaluation
Real estate investors and developers look for income-generating assets (multifamily, strip malls) or land for ground-up development. Users can search for deals, perform market research, and evaluate financial metrics using LoopNet's calculators for gross rent multiplier (GRM) and cash-on-cash return. For deeper dives into an asset's potential, investors utilize the CRE Explained educational resources and sales comparison guides.
4. Commercial Real Estate Auctions
Institutional firms or private sellers want to liquidate properties rapidly through a transparent bidding process, while buyers look for value-add opportunities. Through its integration with Ten-X, LoopNet hosts comprehensive digital auction events. Bidders can access virtual due diligence rooms to review financial records and disclosures before placing bids. Additionally, eligible properties feature a ‘Buy Now’ option, allowing users to instantly secure a property online, bypassing the traditional auction timeline.
5. Professional Networking And Deal Sourcing
Active commercial real estate (CRE) professionals and independent investors need to build relationships with local brokers to get access to ‘off-market’ or pre-market deals. Investors use the broker directory to search for agents in specific submarkets. By actively reaching out about listings, serious buyers can position themselves on a broker's priority list, increasing the likelihood of receiving early access to new inventory.

CDX Mail (Targeted Email Outreach)
CoStar Direct Exchange (CDX Mail) lets brokers send professional listing emails directly to commercial real estate professionals who are actively searching for similar properties, as well as to contacts in their own network. Campaigns are sent from the broker or owner contact listed on the property, with preview options for both desktop and mobile before sending. This is included in all paid listing tiers, including Silver.
Listing Performance Report
LoopNet's detailed listing performance report gives an in-depth look at how marketing efforts are impacting listing exposure and driving interest, including visitor details that summarize the companies and locations of people viewing the listing from searches on CoStar and LoopNet. This real-time data helps brokers identify which firms are actively engaging with a property and follow up accordingly.

“Engages in deceptive advertising and scams”
Pros
I got absolutely nothing out of this service. They charged me without even publishing my listing for the amount of time I paid for. No successful leads, just a waste of money. I reached out multiple times and every time I was told that my listing would be up but it never was. Completely frustrating!
Cons
The website made it seem like I was paying for 3 months of active listings. I paused my listing for renovations and thought I could resume it later but when I called, they said they could not renew my listing or use the payments I made. I asked for a refund or at least the remaining two months of active listings but they refused. The person I spoke to was rude and disrespectful and now I'm filing a fraud charge with my bank. It's devastating as a small business to lose $600 like that. It's like they just took my money and disappeared.

“Frauds, charges you even after cancellation”
Pros
This company is a scam. Do yourself a favor and choose a different company. Buyer beware! They took my money and I never got any leads or results. Avoid at all costs. I have no idea how they are still in business.
Cons
They charge fraudulent fees after canceling and keep calling to upsell their services. This company has become a scam. I have used their services for over 20 years, but they are no longer effective and their marketing program is outdated. Don't waste your time or money with them. They have become so bad at what they do, it's honestly sad to see. I am done with them.

“User-friendly interface”
Pros
Loved how easy it is to use for both the lister and the searcher. The platform is pretty user-friendly, which is nice.
Cons
Supply can get stale and it's not a reliable one-stop shop for commercial real estate listings. I've found that many properties listed on the site are not available or are way overpriced. It's hard to trust the information when listings are not regularly updated.
