What Is Stessa?
Stessa property management software is a cloud-based solution specifically designed for real estate investors, property owners, and landlords. It streamlines real estate portfolio management and maximizes rental property investments. The software provides various features addressing pain points such as manual spreadsheet management, disorganized financial records, and complex tax calculations.
The software also supports tax-ready reports, rent tracking, and basic property management tasks such as maintenance records and tenant-related data. Its main goal is to help real estate investors understand how their properties are performing financially and make informed investment choice.
What Is Stessa Best For?
Stessa stands out for its streamlined online leasing and tenant management capabilities, allowing landlords and property owners to handle listings, applications, screening, and rent collection in one centralized system. The platform is designed to reduce manual paperwork and give investors clearer visibility into the leasing process, helping them manage rentals more efficiently from inquiry to move-in.
How Much Does Stessa Cost?
Stessa pricing starts at $15/month under the Manage plan. This plan is ideal for investors who want to automate routine work, reduce legal and CPA costs, and manage short-term rentals more easily. It also offers a free Essentials plan for investors new in the market. Other paid plan include:
Pro: $35/month
In addition to these prices, users should account for the following potential costs based on the industry benchmarks for similar software in the market:
Premium Features: $10–$50/month for enhanced reporting, advanced tax preparation tools, and deeper financial analytics
Portfolio Scaling: $30–$100+/month as property count and reporting complexity increase
Accounting/Bookkeeping Support: $50–$500/month if outsourced financial management is added
Banking/Payment Processing Fees: Varies by provider for rent collection and transfers (typically percentage-based per transaction)
Setup/Onboarding: Up to $200 for assisted setup, depending on user needs
Users generally view Stessa pricing as highly cost-effective, particularly due to its free offering and strong feature set for landlords and small property investors. Many reviewers highlight that it delivers strong value for money by combining property accounting, rent tracking, and basic leasing tools without requiring paid enterprise-level software. This makes it especially appealing for independent landlords managing a limited number of properties. However, some users note that as their needs grow, particularly for broader operational requirements, the platform’s limitations become more apparent compared to alternatives, even though dissatisfaction is more feature-driven than price-driven.

Stessa Use Cases
Based on our analysis of Stessa features and product positioning, we have identified key scenarios where the platform is commonly used by landlords, real estate investors, and property managers to simplify leasing, financial tracking, and portfolio oversight:
1. Independent Landlords Managing Rental Properties And Financial Tracking
Independent landlords often struggle to manually track rent payments, expenses, and property performance across multiple units, especially when using spreadsheets or disconnected tools. This can lead to errors, missed income records, and limited visibility into overall profitability. Stessa supports these users by automatically organizing property-level financial data, syncing transactions from connected bank accounts, and categorizing income and expenses in real time. This helps landlords maintain accurate financial records and better understand the performance of each rental property without complex bookkeeping.
2. Real Estate Investors Monitoring Portfolio Performance And Cash Flow
Stessa provides real estate investors managing multiple properties with clear visibility into cash flow, occupancy, and return on investment, which can otherwise be difficult when data is spread across different systems. The platform centralizes this information into a single dashboard that updates automatically as transactions occur. Investors can track income, expenses, and overall portfolio performance using built-in reporting tools designed specifically for rental property analytics. This enables more informed investment decisions based on real-time financial insights.
3. Property Owners Managing Leasing, Listings, And Tenant Applications
Property owners frequently face inefficiencies when advertising vacancies, handling tenant applications, and comparing applicants across multiple platforms. Stessa streamlines this process by allowing users to create rental listings, collect applications, and manage tenant screening in one unified workflow. This reduces manual coordination and helps owners move from vacancy to lease more efficiently while keeping all applicant information centralized and easy to review.
4. Small Property Managers Handling Rent Collection And Operational Oversight
The platform supports small property managers who often need to oversee rent collection, tenant communication, and property-level reporting without access to enterprise-grade systems. It simplifies these tasks by enabling online rent collection, automated payment tracking, and integrated financial reporting tied directly to each property. With all operational and financial data consolidated in one system, property managers can reduce administrative workload while maintaining better oversight of day-to-day rental operations.
